Senior Property Manager

Location: Bristol - Henleaze

Company Overview: We are a leading property management company based in Bristol, specializing in the management and maintenance of residential properties. With a commitment to providing exceptional service to our clients, we are currently seeking a dedicated Property Manager to join our dynamic team.

Position Summary: As a Property Manager, you will play a crucial role in overseeing a portfolio. Your primary responsibility will be to ensure the efficient and effective management of these properties, ensuring high levels of tenant satisfaction and property maintenance. The successful candidate will have experience in property management, preferably with at least one year of relevant experience. There will also be opportunity to make the position a hybrid role with 1 or 2 days working from home.

Key Responsibilities:

  • Manage a portfolio of properties, ensuring all aspects of property management are handled efficiently.
  • Act as the primary point of contact for tenants, addressing their queries, concerns, and maintenance requests promptly and professionally.
  • Conduct regular property inspections to assess maintenance requirements and ensure compliance with relevant regulations and safety standards.
  • Coordinate and oversee property repairs and maintenance, liaising with contractors and suppliers as necessary.
  • Handle lease agreements, ensuring all required documentation is accurate and up to date.
  • Prepare and manage budgets for the properties, monitoring expenses and ensuring cost-effective management.
  • Conduct regular rent reviews and lease renewals, negotiating terms with tenants.
  • Stay up to date with relevant legislation and regulations pertaining to property management, ensuring compliance at all times.
  • Collaborate with colleagues and team members to share knowledge and best practices, contributing to the overall success of the company.

Qualifications and Experience:

  • Previous experience in property management is preferred, with a minimum of one year of relevant experience.
  • Strong knowledge of property management principles, regulations, and industry practices.
  • Excellent communication skills, both written and verbal, with the ability to interact professionally with tenants, contractors, and colleagues.
  • Strong organizational skills, with the ability to manage multiple tasks and prioritize effectively.
  • Attention to detail and a commitment to delivering high-quality work.
  • Proficient computer skills, including experience with property management software and Microsoft Office Suite.

Working Hours:

  • Monday to Thursday: 8.30am-5.30pm
  • Friday: 8.30am-5.00pm
There will be the chance to work from home either 1 or 2 days per week.

Salary: The salary for this position is in the range of £31,000 - £33,000 per annum, depending on experience. You will also have the chance to earn a £600 bonus quarte.
