Leasehold Advisor

We are looking for a Leasehold Advisor to provide an effective and efficient Homeowner management service for customers in accordance with CHP’s policies and procedures, achieving high standards of performance and customer service.

What you'll be doing

  • Work with Finance team to ensure that service charge estimates, and actuals are accurate and reflect actual costs of works and services and resolve any related customer enquiries.

  • Carry out consultation with homeowners prior to commencing any works or entering into long term agreements that fall under section 20 of the Landlord and Tenant Act 1985 (amended by section 151 of the Commonhold and Leasehold Reform Act 2002).

  • Take appropriate action when we become aware that a homeowner is acting in breach of the terms of their lease, e.g., carrying out unapproved works to the property; improper or illegal use of the property; failure to maintain the premises or damage to the premises; refusal to give CHP reasonable access to the property; anti-social behaviour or neighbour nuisance; failure to pay rent or service charges.

  • Recovery of service charges including s.20 works debt in line with the rent and charge collection policy. This may include obtaining county court judgments, requesting funds from mortgage lenders, obtaining charging orders and ultimately forfeiture of the property.

  • Deal with any customer requests for specialist leasehold management tasks including applications for right to manage, enfranchisement, lease extensions or variations in line with procedures.

What we are looking for

  • A full driving licence and access to your own vehicle for work purposes.

  • Knowledge of housing or housing management practices including direct experience of leasehold services.

  • Experience of assisting in the preparation of service charge accounts.

  • Experience of the leasehold consultation process.

  • Ability to use initiative and organise own workload.
