Lettings Manager - Cheltenham - up to £70k OTE

Managing the onboarding of new business, repeat business and compliance across the branch. Ensuring the department providing an effective, efficient, and professional service to customers. Leading by example and delegating tasks with the aim to exceed standards of performance and targets set. Optimising every opportunity to secure market appraisals, instructions, viewings, reservations, sales/let’s, Landlord procurement and B2B introductions. Motivating the lettings team and new recruits, ensuring they receive the training and support they need to flourish in their career. Accountability for the general day-to-day running of the team. Work in conjunction and collaborate with senior management to ensure its successful performance.
Accountability For
- Department productivity, efficiency, retention & acquisition of landlords.
- Ensuring compliance is met and onboarding standards are adhered to.
-Maximising department profitability, working closely with senior management to ensure objectives are hit.
-Delivering Key Performance Indicators for both yourself and front end team (KPIs).
-Developing the department by maximising any opportunities.
-Leading and motivating the team to deliver excellent customer service.
- Deliver staff training when required.
-Onboarding new starters to the business and mentoring them to demonstrate best practices.
-Role model effective and efficient communication within the department, branch and across the business.
-Contribute to management discussions and development of the department.
Key Responsibilities-
- Business Development
- Lead the new business function, focusing on identifying and securing new landlord clients across all branches.
- Develop and execute strategic plans to grow the lettings portfolio, expanding the agency's reach in new and existing markets.
- Actively generate new leads through networking, attending industry events, and building relationships with potential landlords and property investors.
- Collaborate with marketing teams to create targeted campaigns aimed at attracting new landlords and property owners.
- Keep up-to-date with market trends, competitors, and potential areas for business growth.
- Maximising upselling opportunities both individually and as a team.
- Client Acquisition
- Implement and drive strategies to meet and exceed new business targets.
- Oversee the end-to-end client onboarding process for new landlords, ensuring a seamless transition into the business.
- Establish and maintain strong relationships with clients, providing expert advice on property management and rental markets.
- Check in with existing clients regularly inc Let Only.
- Ensuring onboarding process and compliance is adhered to.
- Leadership and Team Development
- Manage aspects of the teams roles dedicated to new business, monitoring KPIs and supporting them in achieving their targets.
- Provide ongoing training and development to ensure the team is well-equipped to handle new business inquiries and negotiations.
- Work closely with the wider lettings team to align new business efforts with overall company objectives.
- Strategic Partnerships
- Build and maintain relationships with key stakeholders, including developers, property investors, and relocation agents, to secure long-term partnerships.
- Explore joint ventures, mergers, or acquisition opportunities that could accelerate the agency’s growth.
- Reporting & Analysis
- Regularly report on new business performance, presenting key metrics and results to senior management.
- Analyse business generation activities, identifying successful strategies and areas for improvement.
Key Skills & Competencies
Proven experience in a senior lettings or property management role, with a focus on business development.
- Strong commercial acumen with a track record of delivering against business growth targets.
- Excellent negotiation, communication, and relationship-building skills.
- Ability to work independently and lead a team in a fast-paced environment.
- Comprehensive knowledge of the property market and lettings industry.
Qualifications
- Relevant qualifications in property management or business development (ARLA, NAEA, etc. are a necessity).
- At least 5 years of experience in the lettings sector, with a focus on generating new business.
- Team lead or Management experience
- Demonstratable generation of new business in a target-driven environment
- Outstanding customer care/customer service experience
- Resilient, positive, organised, numerate and detail-oriented
- Excellent verbal and written communication skills
- IT literate (MS Office, internet, email systems)
