New opportunity for a Temporary Maintenance Officer in Edinburgh

The primary responsibility of the role holder is to effectively manage the Association's Reactive and Void repair services.

The role holder will be expected to carry out their duties in alignment with the organisation's core values.

Key responsibilities include the effective delivery of the following technical and specialist functions:

  • Reactive repairs management

  • Void property management

  • Minor insurance claims management

  • Office maintenance management

All tasks overseen and managed must comply with contractual, regulatory, and legislative requirements.

Specific duties include:

  • Ensuring contractors adhere to the terms of the Reactive Repairs and Void Maintenance Contracts.

  • Overseeing property inspections to ensure properties are maintained to required standards or identified for inclusion in planned works programs.

  • Accurately recording all reactive repairs information.

  • Creating and issuing accurate work specifications to contractors.

  • Resolving reactive repairs issues in collaboration with residents' groups, tenants, housing management, and private owners.

  • Providing accurate and timely performance report data as directed by management.

For minor insurance claims:

  • Ensuring claims are properly recorded with the Association's insurers, following both the insurer's and the Association's procedures.

  • Ensuring reinstatement works are properly recorded and completed in compliance with the insurer's requirements and the Association's procedures.

For mixed ownership developments:

  • Ensuring that reactive repairs comply with the Tenement (Scotland) Act 2004 and the Property Factors (Scotland) Act 2011.

  • Providing accurate repairs specifications to the estates team.

For out-of-hours services:

  • Ensuring the correct information is provided to the Association's call handling contractor for effective service delivery.

For procurement:

  • Ensuring all reactive repairs tenders or quotations align with the Association's policies and procedures.

  • Financial management:

  • Effectively managing allocated budgets to ensure cost control and efficiency.

Policy development:

  • Contributing to the development and maintenance of policies and procedures that ensure compliance with legislation, regulation, and best practices.

Health and safety:

  • Taking reasonable care of personal health and safety, as well as the safety of others, in accordance with organisational policies and procedures.

  • Ensuring the Association's obligations as the Client under CDM2015 are met for reactive repair works.

Representation:

  • Representing the Association at external networks, working groups, and forums as required.

  • Supporting opportunities for tenants and other customers to influence service improvements and performance.
