About the Role:
We are working with a leading facilities management company that is looking for an ambitious and detail-oriented Senior Quantity Surveyor to join their team.
The Senior Quantity Surveyor holds a significant position of influence within the company, playing a crucial role in the financial and contractual success of high-value and strategically important projects. This role directly affects the company's profitability, operational efficiency, and the quality of relationships with clients and subcontractors. The Senior QS contributes to the overall commercial strategy and operational excellence of the business.
The Senior Quantity Surveyor role involves complex and high-level problem-solving, requiring advanced analytical skills and a comprehensive understanding of construction processes and commercial management. The role demands strategic thinking and the ability to handle significant financial and contractual challenges, including managing large-scale budgets, resolving complex contract disputes, and responding to dynamic project changes. While the Senior QS is expected to independently make critical decisions, they also collaborate with senior management on major strategic and financial decisions.
Key Responsibilities:
- Project Financial Management: Oversee the preparation and management of project budgets, forecasts, and financial reports. Ensure rigorous cost control throughout the project lifecycle and manage effective cash collection. Take responsibility for financial performance, providing strategic insights to maximise profitability.
- Contract Administration: Lead the administration of contracts, including the preparation, negotiation, and finalisation of contract variations. Ensure that all contractual obligations are met, and that legal risks are minimised through robust contract management.
- Procurement and Tendering: Supervise the procurement process, ensuring the preparation of comprehensive tender documents, careful evaluation of bids, and selection of subcontractors and suppliers. Ensure procurement activities deliver the best value and align with the company’s commercial strategy.
- Cost Valuation and Reporting: Conduct and oversee regular valuations of work completed, manage payments to subcontractors, and prepare final accounts. Oversee profitability reporting for projects, ensuring the accuracy and robustness of financial reporting (CVRs/WCT) in collaboration with the commercial and operational teams, identifying all risks and opportunities.
- Risk Management: Take a lead role in identifying, assessing, and managing financial and contractual risks. Develop and implement strategies to mitigate these risks, ensuring the company's interests are safeguarded at all times.
- Client and Stakeholder Management: Cultivate and maintain strong relationships with clients, consultants, and other key stakeholders. Ensure clear and consistent communication regarding project financials, progress, and timelines, acting as a primary point of contact for commercial matters.
- Compliance and Quality Assurance: Ensure all project activities adhere to relevant legal, contractual, and regulatory requirements. Uphold the highest standards of quality and professionalism.
- Mentorship and Leadership: Provide leadership and mentoring to junior surveyors (TQS / AQS), fostering their professional development. Ensure consistency and excellence in project delivery across the team.
- Strategic Contribution: Contribute to the development of the company’s commercial strategy, providing insights and recommendations based on project performance and industry trends.
- Any other reasonable management request.
Qualifications or Required Experience:
Essential:
- Bachelor’s degree in Quantity Surveying, Construction Management, or a related field.
- Extensive industry experience in a Quantity Surveyor role, with substantial post-graduate experience.
- Proven track record in a senior surveying position, with direct responsibility for high-value or multiple projects.
- Deep understanding of construction methods, materials, and industry practices.
- Advanced proficiency in contract law, building regulations, and health and safety regulations.
- Excellent numerical and data analysis skills, with experience in complex financial reporting.
- Proficiency in IT skills, including MS Office (Excel, Project, Word).
- Strong verbal communication, negotiation, and influencing skills.
Desirable:
- Chartered membership in a professional body such as the Royal Institution of Chartered Surveyors (RICS) or the Chartered Institute of Building (CIOB).
- CSCS card (white).
- Master’s degree in a related field.
- Prior experience in a construction (NB / Refurb / R&M) environment, particularly in a similar or supporting role.
- Expertise in Building Information Modelling (BIM) software and other advanced construction technologies.
