Senior Block Manager

18Recruitment are working with an established Managing Agent to recruit an experienced Senior Block Manager to based in the West Midlands.

A large portfolio in different locations across the Midlands and surround areas.

Key Responsibilities

• Oversee and manage large portfolio of developments across different locations in the Midlands and surround areas.
• Section 20 thresholds for works and long-term agreements
• Foster strong client relationships and maintain regular communication.
• Manage multiple tasks and adapt to changing workloads with a proactive and flexible approach.
• Stay informed on the latest Government regulations and guidelines, as well as industry standards.
• Review and negotiate service contracts, establish service levels, identify preventive maintenance needs, and approve expenditures within established guidelines.
• Fire risk assessments, water hygiene, asbestos, and lift engineering.
• Conduct property inspections and prepare detailed reports.
• Perform routine risk assessments on all properties within your portfolio.
• Review and act on Health and Safety reports and coordinate necessary corrective actions in collaboration with the client
• Collaborate with Health and Safety consultants and contractors when required
• Attend client meetings and Annual General Meetings.
• Prepare and manage Service Charge budgets for the Service Charge Team.

Requirements

• Must have at least 5 years Block property management experience.
• Must hold min ATPI or Assoc RICS.
