Be one point of contact for all.• Build relationships with homeowners and residents.• Managing your own portfolio of properties, look for opportunities to grow and nourish it.• Co-ordinating maintenance via the Fixflo portal (Inc GSI, EICR, EPC)• Dealing with all maintenance enquiries• Ensuring that contractors have the appropriate compliance documentsWe are now looking to recruit a Property Manager who resonates with our mission, vision and values to drive business and sales further to meet our ambitious goals.• Arranging property renewals including arranging rent increases via the Pink Chilli system• Processing rents daily via the Payprop system – Chasing rents where required• Co-ordinating check outs (Issuing section 21s, arranging check outs, changing the dates on payprop to ensure that the correct final rent is taken)• Once check out reports are received, liaise with the resident and homeowner regarding any deposit deductions. Process any deductions via Xero• Liaising with the move in team to ensure that all paperwork has been file correctly for the tenancy, inc reminders for inspections, new contracts, EICR, EPC, GSI.• Ensuring all property compliance is met in terms of legal certification and agency agreements in place.• Phone management – To be answered within 3 rings• Leads / Enquiries – to be coordinated when requested• Working as part of a team as well as on one’s own initiative.
