The Requirements:
- Full UK Driving Licence & Business Insurance - essential
- Proficient in Microsoft Word, Excel, and Outlook
- Strong organisational skills with the ability to prioritise tasks effectively
- A team player with excellent communication and interpersonal skills
- Willingness to attend out-of-hours meetings, with time in lieu provided
The Role:
As a Trainee Block Manager, you will be responsible for:
- Managing a portfolio of residential blocks and housing estates (initially around 200 units, increasing with experience)
- Assisting senior Block Managers while developing your own portfolio
- Liaising with clients, leaseholders, contractors, and insurance providers
- Attending and chairing AGMs, EGMs, and Directors' meetings
- Instructing and overseeing contractors for repairs and maintenance
- Ensuring works are completed to a high standard
- Issuing Section 20 notices for major works
- Preparing annual service charge budgets and working with the accounts team on payments and arrears
- Ensuring compliance with lease agreements, health & safety, RICS guidelines, and fire risk assessments
- Conducting annual property inspections and addressing any arising issues
