gap construction are proud to be representing a well-respected regional housing developer in their search for a Site Manager to oversee a 300-unit timber frame site close to Marham. This is a fantastic opportunity to lead a major residential development and be part of a forward-thinking and quality-driven team.
Project Overview
The development comprises 300 residential units of timber frame construction, designed to meet modern sustainability and energy efficiency standards. The project will include a mix of private and affordable housing, green spaces, and associated infrastructure, making it a vital addition to the local community. The successful candidate will be instrumental in ensuring the smooth running of the site, coordinating multiple subcontractors, and driving the project to successful completion.
Performance Objectives
- Take full responsibility for the delivery of the 300-unit timber frame residential development, ensuring all phases are completed efficiently and to the highest standards.
- Oversee groundwork, infrastructure, and superstructure through to final handover, maintaining quality and compliance at every stage.
- Implement and enforce strict health, safety, and environmental procedures to ensure a safe working environment for all site personnel.
- Effectively manage and coordinate subcontractors, ensuring work is executed according to project timelines and specifications.
- Monitor and control project costs, including materials, utilities, and subcontractor payments, preventing budget overruns.
- Maintain clear and consistent communication with senior management, project teams, and stakeholders regarding progress, risks, and site activities.
- Keep accurate and organised site records to support project reporting and compliance requirements.
- Lead regular site meetings and ensure smooth collaboration between all parties involved in the development.
Person Specification
- Proven experience in managing large-scale residential developments, preferably timber frame construction.
- Strong understanding of construction methodologies, sequencing, and best practices.
- Excellent leadership and organisational skills to drive the project forward while maintaining attention to detail.
- A proactive, problem-solving mindset with the ability to anticipate challenges and implement effective solutions.
- Strong communication skills to liaise with subcontractors, clients, and internal teams.
- Ability to work under a Contracts Manager while leading an on-site team to meet key milestones.
