Job Responsibilities:
Managing Existing Properties: Oversee properties on behalf of the owner, including arranging maintenance, handling service agreements, re-letting, conducting routine inspections, HMO renewals, and ensuring compliance with legal requirements throughout the tenancy.
Onboarding New Properties: Coordinate the management of new properties, including liaising with landlords, conducting appraisals, preparing legal documents, organising advertising, and arranging initial maintenance.

Supporting the Team: Assist the Property Management team through sharing knowledge, covering for colleagues, and providing holiday coverage.
Reviewing Applications: Collaborate with the Lettings and Applications teams to assess property applications and provide feedback to landlords.
Regulatory Compliance: Stay updated on property regulations, including HMO requirements and Health & Safety processes.
Task Management: Prioritise and manage daily, weekly, and monthly tasks efficiently to meet deadlines.
Record Keeping: Maintain accurate and up-to-date records on the company SAM database for all properties.
Tenant Support: Assist tenants throughout the rental process, from application to tenancy agreement (PRT), deposit handling, check-in, rental period, and move-out.
Financial Management: Handle rental statements, accounts, and perform annual rent reviews for managed properties.
Short-Let Management: Where applicable, manage short lets to minimise vacancies and secure future long-term leases.
Conducting Viewings and Inspections: Arrange and attend property viewings, routine visits, and liaise with the property viewing team.
Property Advertising: Ensure advertisements are accurate and well-presented, including photography and media placement.
Resolving Issues: Address any disputes or complaints within the portfolio.
On-Call Duty: Participate in an on-call rotation, covering one day approximately every 10 days and one weekend every 10 weeks (subject to change).
Additional Duties: Perform ad-hoc office tasks and support the team as needed.
Training and Development: Attend training sessions and courses to stay informed on property legislation, ensuring safety for landlords and tenants.

Experience and Qualifications:
Education and Experience: Relevant qualifications or experience in property management.
Certifications: ARLA Level 6 or equivalent (LETWELL/SafeAgent) is preferred
IT Skills: Proficient in MS Excel, Word, and PowerPoint.
Driving License: Full driving license required

Working Hours and Location:
Full-Time Schedule: Standard hours are Monday to Friday, with options from 08:00-17:00, 08:30-17:30, or 09:00-18:00 (including 1 hour unpaid break).

Flexible Working: Option to work from home one day a week
Saturday Rota: One Saturday per month (8:30am-1:30pm), with pay included in the annual salary. Option to opt-out after six months.

Compensation and Benefits:
Salary: 30,000 to 33,000 per year for a 40-hour week (pro-rata for part-time), including Saturday rota. Salary reviews are conducted annually.
Reduced Hours Trial: From October 2024, standard full-time hours will be reduced to 37.5 per week for three months, with annual reviews thereafter.
ARLA Qualification Requirement: Starting salary depends on completion of ARLA Level 6 or equivalent. Annual membership renewals covered by the company.
Pension Scheme: Available after three months, with up to 5% company-matched contributions.
Health Insurance: Company-provided after six months, up to 5% of salary.
Profit Share Scheme: Eligibility after one year of service.
Holiday Allowance: 28 days of paid holiday, including bank holidays, plus three additional days for personal well-being each year.
