Esential Skills/ Qualifiactions required to be considered for the role:

Live within 30 minute drive of Ashford, Surrey. 

Clean, UK Driving Licence

D1 licence or willingness to work towards. 

Willing and confident to drving school minibus. 

Level 3 NEBOSH, IOSH or similar  H&S certificates.

Job Summary:
The Estates Manager is responsible for managing all facilities services and ensuring that the school is well-maintained, safe, and secure for all users. This role includes the supervision of site operations, ensuring health and safety compliance, and effective use of resources to enhance the school environment.

Key Responsibilities

Team & Resource Management:

Manage the caretakers and grounds staff.

Distribute tasks according to skill and availability.

Supervise site team activities and conduct regular meetings.

Health & Safety Compliance:

Ensure compliance with all current legislation regarding site safety and facilities management.

Act as the Fire Safety Officer and maintain fire safety equipment and records.

Conduct risk assessments and oversee corrective actions.

Maintenance & Repairs:

Oversee day-to-day maintenance and repairs of the school premises.

Maintain records of all works completed and manage schedules to ensure site operations remain functional.

Ensure lighting, ventilation, heating, and water systems are maintained.

Security & Safety:

Manage the security of school sites, acting as the main keyholder.

Liaise with contractors and suppliers, ensuring all necessary checks are completed.

Oversee out-of-hours site activities.

Budget & Contract Management:

Monitor energy and water consumption for efficiency.

Manage budgets and ensure all works are completed within budget.

Oversee contracts for cleaning services and other external suppliers.

Project & Contractor Management:

Provide lists of suitable contractors for maintenance work.

Monitor contractor performance and ensure quality control.

Minibus Management:

Manage the school minibuses and cover routes in the absence of drivers.

D1 license preferred (or willingness to train).

Health & Safety Committees:

Actively participate in Health & Safety and Estates Committee meetings.

Personal Specifications:

Essential Skills:

Strong organizational skills and the ability to relate to a wide range of people.

Self-starter, with the ability to use initiative.

Flexible, adaptable, and willing to learn.

Clean driving license.

Qualifications & Experience:

Certification in IOSH, NEBOSH, or other relevant Health & Safety qualifications.

Recognized qualifications in the building/engineering trade.

Proven experience in building/engineering and management.

Strong IT and communication skills.
