PW Construction are looking for experienced Property Manager to join the team. The ideal candidate will be responsible for managing an existing portfolio.

Key Responsibilities:

-  Manage the existing portfolio of residential rentals and blocks, ensuring all properties are maintained to high standards.

-  Ensure timely collection of rents, service charges, and ground rents, addressing any payment issues promptly.

-  Handle eviction processes in accordance with legal guidelines and maintain accurate documentation.

-  Oversee inventory management and ensure all properties are compliant with necessary certificates, including EPCs (Energy Performance Certificates).

-  Conduct thorough tenant vetting to ensure the selection of reliable and responsible occupants.

-  Develop and expand the landlord network through regular networking, business development initiatives, and attendance at trade fairs and exhibitions.

-  Collaborate with landlords to enhance their rental income through effective property management strategies.

Requirements

-  Proven experience in property management or lettings management.

-  Strong understanding of HMO regulations and assisted living requirements.

-  Excellent communication and interpersonal skills, with a knack for building relationships with landlords and tenants.

-  Ability to work independently and manage multiple tasks efficiently.

-  Access to landlords with multiple properties is a significant advantage.
