PW Construction are looking for experienced Property Manager to join the team. The ideal candidate will be responsible for managing an existing portfolio.
Key Responsibilities:
-Â Manage the existing portfolio of residential rentals and blocks, ensuring all properties are maintained to high standards.
-Â Ensure timely collection of rents, service charges, and ground rents, addressing any payment issues promptly.
-Â Handle eviction processes in accordance with legal guidelines and maintain accurate documentation.
-Â Oversee inventory management and ensure all properties are compliant with necessary certificates, including EPCs (Energy Performance Certificates).
-Â Conduct thorough tenant vetting to ensure the selection of reliable and responsible occupants.
-Â Develop and expand the landlord network through regular networking, business development initiatives, and attendance at trade fairs and exhibitions.
-Â Collaborate with landlords to enhance their rental income through effective property management strategies.
Requirements
-Â Proven experience in property management or lettings management.
-Â Strong understanding of HMO regulations and assisted living requirements.
-Â Excellent communication and interpersonal skills, with a knack for building relationships with landlords and tenants.
-Â Ability to work independently and manage multiple tasks efficiently.
-Â Access to landlords with multiple properties is a significant advantage.
