Invigorate Recruitment is working with its client to recruit a Sales Valuer to join their Harrogate Branch. The main purpose of the Sales Valuer role is to driving property instructions and generating new business within the branch network. Combining expertise in property valuation with proactive client engagement, the role requires a strong knowledge of the local market and adherence to company procedures and regulations to deliver accurate, competitive valuations.

Responsibilities include self-generating additional valuations for the Branch, from the database. Canvassing local areas in each branch and targeting other agent’s stock. Ensuring valuations are followed up within agreed timescales. Communicate with the branches on any new stock and ensure they are set up in line with company policy.

Demonstrate an understanding of potential buyers’ needs and match to suitable properties, leveraging marketing tools and canvassing to attract new business. Data analysis and efficient lead management are crucial to identifying high-potential listings and supporting branch profitability.

KEY RESPONSIBILITIES:

Primary Responsibilities

  • Achieve monthly and quarterly sales targets by actively generating new listings and business opportunities.
  • Conduct prospecting and promotional activities to raise awareness of the agency's services, including valuations and listings.
  • Collaborate with local developers, relocation agents, and companies to identify potential leads and expand the client network.
  • Develop and maintain a detailed understanding of local property markets and ensure competitive and compliant valuation strategies.
  • Prepare accurate property details and marketing materials that align with company policies and maximise listing engagement.

Valuation and Listing Process

  • Perform property valuations by following company procedures, and adhering to industry legislation.
  • Provide valuation reports, including market trends and comparisons, to vendors with confidence and accuracy.
  • Photograph properties to a professional standard, ensuring compliance with Consumer Protection Regulations (CPR).
  • Create compelling property listings and advertisements for online platforms and local media.
  • Regularly update property details on the company website and portal listings, conducting property matches for potential buyers.

Customer Service and Relationship Management

  • Maintain regular communication with vendors, providing them with progress updates and two-weekly feedback on market interest.
  • Handle face-to-face and telephone inquiries professionally, ensuring excellent customer service.
  • Schedule and organise property viewings, ensuring convenience for both vendors and prospective buyers.
  • Actively engage with buyers, building rapport to understand their needs and maximise sales opportunities.
  • Provide constructive feedback from viewings to vendors to help adjust marketing strategies and improve sale prospects.

Marketing and Business Development

  • Utilise the agency’s marketing hub for innovative promotions, such as Guide Price Days and targeted canvassing efforts.
  • Coordinate the production and placement of property adverts in local publications to increase visibility.
  • Leverage marketing data to identify trends, prospects, and growth opportunities for generating additional revenue.
  • Develop new business opportunities by networking with developers, local businesses, and relocation agents.
  • Implement promotional campaigns and events to increase brand visibility and market share.

Data Management and Reporting

  • Maintain up-to-date records on the company database, monitoring external data for year-on-year performance analysis.
  • Analyse market data to adjust listing strategies and identify high-potential properties.
  • Provide data-driven insights to the branch manager to enhance sales forecasts and budgeting.
  • Maintain efficient business practices to control branch costs and drive profitability.
  • Ensure compliance with industry standards, including data protection and consumer protection regulations, in all processes

Skills and Experience

  • Proficient in conducting accurate and compliant property valuations aligned with company procedures.
  • Strong understanding of the local property market and ability to analyse trends to drive competitive listings.
  • Skilled in maintaining ongoing communication with vendors and buyers, providing feedback and guidance.
  • Proven ability to generate new business through targeted marketing, prospecting, and networking.
  • High accuracy in creating property listings, adhering to Consumer Protection Regulations (CPR), and managing data.
  • Capable of handling multiple listings, viewings, and client interactions efficiently to meet branch targets

Education

  • Minimum of GCSEs in English and Maths (or equivalent), demonstrating strong foundational skills in communication and numeracy.
  • A-Levels / Further Education: Desirable but not essential; qualifications in business, sales, or property-related subjects are advantageous.
  • Property or Sales Qualifications: Relevant certifications (e.g., NVQ Level 3 in Sale of Residential Property, National Association of Estate Agents [NAEA] qualifications) are beneficial, though not required.
  • Continuous Professional Development (CPD): A commitment to ongoing training and staying current with industry regulations, market trends, and compliance.
