Project Summary:

o The design, installation and commissioning of an intelligent monitoring system, monitoring intelligently key plant such as Generators, UPS Modules, Switchgear, Chillers, AHUs, DFUs, Dampers etc etc all installed to obtain key control information, flagging operational issues to our site management team responsible for the site.

o The FMS monitoring system will be comprised of multiple layers of hardware and software to provide a fully operational and fit for purpose monitoring system.

The key components are as follows:

o BMS Headend Server Infrastructure

o BMS Head End Supervisor Software

o BMS Outstation Panels

o BMS Network Interface Panels

These works will at some stage or another be intrusive on all Electrical, Mechanical, Cooling and Backup Systems.

When planning and implementing Building Management System (BMS) upgrades inside live production datacentres it is vitally important that candidates, amongst others possess these attributes and prepared to work with the Project Manager at every level at all times on a daily basis:

Compliance and security: Attention to detail is crucial in maintaining compliance with industry regulations, security standards and general data sharing. Following established protocols, documenting processes accurately, and ensuring proper access controls all require meticulous attention to detail to minimise vulnerabilities and protect sensitive data. Supervisors will need to collaborate with Project Manager and produce documentation and record-keeping accurately, version controlled and consistent under the direction of the Project Manager.

Dedication to this project: Working in a live datacentre requires a high level of dedication and commitment to ensure contractors perform their duties as agreed and be in the position to recognise and anticipate if a deviation of works is expected, the smooth integration operation and maintenance of critical systems and QHSE are paramount during this Upgrade. It involves being available and responsive to any issues or emergencies that may arise and to follow procedures.

Taking ownership of tasks: Demonstrating commitment means taking ownership of responsibilities and tasks. It involves being proactive, accountable, and ensuring that all assigned tasks are completed efficiently and effectively. This Upgrade will be demanding on a daily basis and require focus and attention to detail.

Flexibility and adaptability: Commitment in a live datacentre also means being flexible and adaptable to changing situations and requirements. It may involve working outside regular hours, being on-call, or adjusting priorities to meet the needs of the project, put your arms around it to ensure suppliers and resources are supported on site.

Error prevention: Attention to detail is crucial when working within a live datacentre. It involves focusing on the smallest details and ensuring accuracy and precision in all tasks are monitored in line with approved documentation. Datacentres handle critical systems and infrastructure, where even a small error can have significant financial and reputational consequences. Paying attention to detail helps identify and prevent potential errors, reducing the risk of system failures, data loss, or security breaches. Full and comprehensive understanding of BMS Upgrade works and approved RAMS by our supply chain is crucial.

Troubleshooting and problem-solving: When issues arise in a live datacentre, attention to detail is essential to ensure our specialist supply partners can relay this information and seek our support for effectively troubleshooting and resolving problems. By carefully observing and analysing the details candidates are not expected to be able to identify the root cause of issues but our supply chain will be and they will need Project Supervisor and Project Managers support to implement appropriate solutions especially if this involves a deviation of works.

Comprehensive Planning: Thoroughly planning the upgrade process will be undertaken by the Project Manager in conjunction with Operational Teams and our Technical Manager of Technology. However once in place considering the impact on the existing infrastructure, potential downtime, and the necessary resources for the upgrade Project Supervisor will need to be fluent with proceedings. We will always approach these upgrades in the knowledge that we do need to continually develop a detailed project plan that outlines the tasks, timelines, and resources needed. Supervisor will be expected to be proactively involved on site each day, follow strict project procedures consistently, remain very close to the activity, be prepared to articulate progress clearly, anticipate change at the last minute and duplicate efforts to make progress.

Minimise disruption: Minimising the impact on live production environments is a core principle of this Upgrade by ensuring the scheduled planned upgrades are performed within the guardrails stipulated in advance and as per RAMS. Some tasks will be done during off-peak hours or low-activity periods. This helps to minimise disruptions to ongoing operations and reduces the risk of downtime but inevitably downtime can and will need to be managed placing a high demand on all resources involved.
