Due to continued growth, they are seeking an experienced and motivated Residential Quantity Surveyor to join their dynamic team.

Role Overview:

As a Residential Quantity Surveyor, you will be responsible for managing the cost and financial aspects of residential construction projects from inception through to completion. You will play a pivotal role in ensuring the delivery of projects on time, within budget, and to the highest standards of quality. The role will involve working closely with project managers, contractors, clients, and design teams to provide expert advice and cost control.

Key Responsibilities:

  • Pre-Construction Stage:

    • Assist in the preparation of tender documents and cost estimates.
    • Conduct site assessments and feasibility studies.
    • Prepare bills of quantities and cost plans.
    • Advise on procurement strategies and methods.
  • During Construction:

    • Monitor project costs and track budgets, ensuring cost control.
    • Manage subcontractor agreements, payments, and variations.
    • Conduct site visits and inspections to assess progress and quality.
    • Collaborate with project teams to resolve any cost-related issues or discrepancies.
  • Post-Construction:

    • Final accounts and cost reconciliation.
    • Assist with the preparation of reports for clients and senior management.
    • Ensure all contractual obligations are met and payments processed.
  • Client and Stakeholder Management:

    • Build and maintain strong relationships with clients, contractors, and stakeholders.
    • Provide cost advice and value engineering solutions where necessary.
    • Ensure that the project complies with all legal, regulatory, and health and safety standards.

Qualifications and Experience:

  • A degree in Quantity Surveying or a related field (or equivalent professional qualification).
  • Proven experience as a Quantity Surveyor in the residential sector, ideally with exposure to both new build and refurbishment projects.
  • Strong knowledge of construction processes, contracts (JCT, NEC, etc.), and cost management systems.
  • Excellent communication and negotiation skills.
  • Ability to work under pressure and manage multiple projects simultaneously.
  • A proactive approach with a strong attention to detail and problem-solving ability.

Desirable:

  • Membership with RICS (Royal Institution of Chartered Surveyors) or working towards.
  • Experience with residential development, including high-end or luxury projects.
