Responsible for pre/post-inspection and reports for responsive repairs, void works, and cyclical repairs. Engage with customers, leaseholders, and stakeholders to ensure high standards, minimal defects, and customer satisfaction. Manage contractor performance and ensure works are delivered on time, within a £10m budget, and comply with regulations.
Key Accountabilities
- Deliver effective Repairs & Maintenance services, including surveys and technical reports.
- Manage insurance claims and liaise with loss adjusters.
- Act as technical lead during new developments handover.
- Control budgetary spend of approx. £2m, review invoices, and resolve payment issues.
- Manage legal disrepair claims and complex repairs.
- Liaise with service providers and contractors to ensure top-quality service.
- Coordinate empty properties to minimize rental loss.
- Ensure compliance with Health & Safety policies.
- Maintain customer satisfaction through proactive collaboration.
- Update professional and personal development.
Experience and Pre-Qualification Criteria
Essential
- Diploma in Surveying, Property and Maintenance Level 3
- Membership of RICS or CIOB
- Knowledge of Social Housing Sector regulations
- Understanding of building construction, standards, and health & safety legislation
- Financial management skills within contractor management
- Proficient in Microsoft Excel, Word, and PowerPoint
- Excellent communication and liaison skills
- Ability to work independently and as part of a team
- Project management and CDMC understanding
- Ability to prioritize and write technical reports
- Negotiating skills
Desirable
- Degree in an appropriate discipline
- Experience in Repairs & Maintenance in housing associations or local authorities
- Flexibility with working hours and travel
- Full UK driving licence
