About the Role

As a Block Maintenance Manager, you will provide a comprehensive block management service to our customers, ensuring properties are cared for, maintained, and operated effectively. This role is integral to delivering seamless management and maintenance services, overseeing budgets, ensuring compliance, and enhancing customer satisfaction.



Primary Responsibilities

  • Maintain properties and communal areas to the highest standards in line with budgets and regulations.
  • Plan and implement building processes to ensure effective on-site operations and excellent customer service.
  • Oversee planned and cyclical maintenance, negotiating contracts with suppliers and contractors.
  • Ensure all works and services meet quality standards and challenge shortcomings where necessary.
  • Manage block access systems and CCTV, ensuring compliance with GDPR and other legislation.
  • Assist with the integration of established blocks and the mobilisation of new builds, providing guidance to development teams.
  • Set and review annual service charge budgets, ensuring cost-effective contracts and avoiding overspends.
  • Provide performance reports, maintain KPIs, and manage budgets efficiently.
  • Handle lease enquiries, complete management packs for resale units, and engage with statutory/public bodies as needed.
  • Ensure legal documents are up-to-date, filed, and available for inspection.
  • Conduct regular Health and Safety inspections and ensure compliance with relevant legislation.
  • Act as the face of our developments, engaging positively with customers and delivering exceptional customer care.
  • Implement customer engagement strategies, including communication, events, and feedback initiatives.


Key Requirements & Competencies

  • Several years of experience as a Block Manager with a proven track record.
  • Strong organisational, prioritisation, and planning abilities; excellent written and verbal communication; computer literacy.
  • Self-motivated with a "can-do" attitude, well-presented, and professional.
  • Knowledge of relevant legislative requirements, Health and Safety standards, and block management best practices.
  • Full UK driving licence, access to your own car for business purposes.
