Job Title: Operations DirectorSector: Student/PRS (Private Rented Sector)Salary: £55,000 - £75,000 per annumLocation: LiverpoolAbout the Company:A leading provider of accommodation for students and the Private Rented Sector (PRS), offering high-quality housing and services, are now seeking a highly motivated and experienced Operations Director to help drive operational excellence, tenant satisfaction, and business growth.

Job Purpose: The Operations Director will work closely with the Managing Director and management team to shape strategy, drive operational efficiency, and maintain high standards of property management, to continue company growth and high standards to tenants.

Key Responsibilities:

·Operational Management: Lead and oversee all aspects of day-to-day operations for the business, ensuring seamless management of student and PRS properties.

·Occupancy & Tenancy Rates: Work closely with the Managing Director to ensure occupancy and tenancy rate targets are met. Implement strategies to maximise tenancy rates and reduce vacancies across all buildings over different local sites.

·Compliance: Ensure that all buildings and operations are fully compliant with relevant health & safety, fire safety, and other regulatory requirements. Ensuring they are maintained by senior property management team.

·Leadership & Team Management: Manage and develop a high-performing operations team, ensuring they have the resources and guidance required to meet operational targets. Foster a culture of continuous improvement and customer service excellence.

·Budget & Financial Oversight: Collaborate with the finance team to monitor budgets, control operational costs, and contribute to financial forecasting and reporting.

·Customer Experience: Drive a tenant-first approach across all operations. Ensure a high standard of customer service is provided at all touchpoints, from initial tenancy agreements to ongoing property management.

·Strategic Input: Support the Managing Director in shaping the long-term strategy for the business, contributing to expansion plans and new developments. Key Skills & Experience:

·Experience: Proven senior-level experience within the student housing or PRS sector, with a strong track record of overseeing operations in a property management context.

·Leadership: Strong leadership and team management skills, with the ability to inspire and guide teams to meet operational goals.

·Compliance Knowledge: In-depth knowledge of property compliance, particularly in health and safety, fire safety, and tenancy laws.

·Financial Acumen: Experience managing budgets, financial forecasting, and operational cost control.

·Problem-Solving: Excellent problem-solving abilities, with a proactive approach to overcoming challenges and improving efficiency.

·Communication: Outstanding communication and interpersonal skills, with the ability to build strong relationships with tenants, staff, and external stakeholders.
