Area Manager – PBSA

London (South East)

£65,000 - £70,000 per annum

Hours: 40 hours a week

My client is London based PBSA operator redefining student living. They provide high end luxury spaces for students to thrive.   Their properties have won a number of awards and accolades.

Your area will cover buildings in South Bermondsey and Peckham (Operational) with a new site in Deptford due to open September 2025 and a further site in Elephant & Castle opening in January 2026.

You will oversee the mobilisation, enhance the operational management and financial performance of the student residences within an assigned area ensuring they deliver an exceptional experience for students.

You will ensure compliance within health and safety regulations and drive continuous improvement initiatives. Your role is crucial in optimising property performance, maximising revenue and fostering strong relationships with stakeholders.

Key Responsibilities

  • Enhance student living experiences, resolve issues, and maintain high resident satisfaction through engagement and feedback.
  • Ensure buildings are well-maintained, coordinating maintenance schedules and ensuring safety and attractiveness.
  • Vigilantly ensure adherence to health and safety regulations and compliance across all properties, fostering a risk-free environment and a positive safety culture.
  • Oversee and optimise financial performance, managing budgets, and enhancing revenue across all properties.
  • Monitor site performance, occupancy, and profitability, reporting on key metrics to senior leadership.
  • Lead initiatives for continuous improvement, adding value to all sites under management.
  • Prepare and analyse performance, financial metrics, and operational KPIs. Identify trends and implement strategies to enhance efficiency and resident satisfaction.
  • Oversee the setup of new properties. Lead on mobilisation ensuring smooth setup and timely delivery of all assets and facilities.
  • Collaborate with the operations team to maintain consistent performance across all sites while fostering a positive, collaborative culture that aligns with company values.
  • Provide mentorship and guidance to teams with a positive, open-minded, and outgoing demeanour, ensuring the efficient operation of student properties and foster a positive work environment.
  • Take pride in maintaining high standards across all properties under your management.
  • Lead the annual budget setting and re-forecasting processes for your area in collaboration with the wider team.

Experience & Knowledge

  • Proven experience in a senior regional or area manager role, preferably within the PBSA or BTR sector
  • Strong leadership abilities with experience in managing, developing, and motivating teams across multiple sites.
  • Experience overseeing the mobilisation and launch of new sites, ensuring smooth transitions and timely delivery of operational objectives.
  • Proven financial responsibility, including managing forecasts, budgets, financial reporting, P&L’s and cost control within property operations.
  • Critical thinking and problem solving skills.
  • Experience in developing a continuous improvement culture and having an impact on the way things are done.
  • A strong commitment to delivering exceptional customer service and improving resident satisfaction, with the ability to resolve issues efficiently.
  • Resilience and adaptability, as well as a great cultural diversity awareness.
