A leading, award winning commercial property investment and development company with an impressive and expansive portfolio (totalling over 5 million sq ft) of modern design led buildings across Central London, are looking for a Building Manager to join it’s well-established and growing team. As well as a competitive salary, there is an annual (discretionary) bonus, private healthcare and a generous pension on offer. Overview:

Known for creating innovative spaces, maintaining high standards across their portfolio and providing exceptional service to their tenants and stakeholders while promoting sustainability and safety, you will be joining a company with a fantastic reputation in the industry, for both client and employee satisfaction. The Ideal Building Manager will have:

  • 3+ years’ experience in building management.
  • Strong understanding of service charge practices.
  • Experience in managing service partners and contractors.
  • Excellent health & safety knowledge (IOSH qualified).
  • Experience in MEP systems and general building infrastructure.
  • Confidence in communicating with strong stakeholder engagement skills.

Key Responsibilities of the Building Manager:

  • Service Management: Build strong relationships with occupiers; proactively address facility issues; ensure compliance with legislation (section 20).
  • Team Leadership: Lead and develop on-site staff and contractors; foster a high-quality service environment.
  • Mobilisation: Leading tenant onboarding and acting as the primary contact for Leasing, Development, and Asset teams.
  • Project Management: Oversee major projects, ensuring smooth execution and compliance.
  • Operational Improvements: Review and implement service improvements.
  • Budget Management: Prepare and manage the service charge budget; maintain a 10-year life cycle plan.
  • Maintenance Oversight: Manage M&E and lift service contracts; keep maintenance records up to date.
  • Soft Services: Oversee cleaning and soft services suppliers; ensure compliance with performance standards.
  • Health & Safety: Ensure compliance with health and safety regulations; conduct daily inspections.
  • Sustainability: Monitor utility consumption; maintain building's sustainability ratings.
  • Quality Assurance: Implement quality management processes; update building records.
