Job Role

Responsible for the lessee re-charging implications for major works schemes, accurately identifying those costs which can be recovered from lessees and those which are irrecoverable.

Monitor the Major Works contract costs and prepare Section 20B Notices in line with legislation to preserve the Council's ability to subsequently recover costs from lessees.

Identify and reconcile project costs incurred for individual major works schemes using the Council's financial system. Complete payment files for each contract to calculate individual liabilities and ensure they are accurately recharged to lessees and where necessary liaise with consultants and contractors to resolve any queries.

Produce statutory Section 20 Notices for issue to lessees and recognised tenants' associations ensuring the information provided meets the requirements of legislation and council policy.

Produce all documentation necessary for the issuing of major works service charges ensuring individual liabilities are assessed against individual lease types and statutory Section 125 limitations. Ensuring the accuracy of service charges and a complete audit trail.

Accurately preparing and issuing reports and demands such as repairs listings for homeowners, including service charge, ground rent demands and other relating costs.

Assisting with the production of regular service charge accounts, reviewing and preparing all invoices and all statements for the annual and ad hoc printing run(s).

Ensure that all Leasehold Advisors receive regular 1-1 meetings and seasonal conversations with a focus on their wellbeing and personal development.

Hold regular team meetings ensuring that there is good communication with staff and staff are engaged in the process of identifying and implementing service improvements. Ensure that the team are well briefed on issues across the Council and corporate messages are cascaded.
