Our client is looking for a Property Maintenance Manager to join a dedicated team of property professionals working for a well-known brand. Offering their clients an exceptional service. Dealing with Maintenance requirements attending inspections and ensuring compliance legislations are met. Alto and Flix Flo experience is an advantage, but not essential.

This role is for someone who is both passionate about customer service and thrives in a fast paced environment acting for the best interests of the business and effectively stepping into the shoes of the Landlord.

As a Property Manager, your role will involve:
- Organise ongoing maintenance and emergency repairs.
- Liaise with tenants & landlords regarding repairs
- Ensure compliance in terms of TDS, GSR certification, EICR, Smoke alarms any licencing queries, check-ins & check-outs.
- Lettings, management, and a clear understanding of Assured Shorthold Tenancies
- Maximising rental income and ensuring voids are kept to a minimum and mitigating rent arrears
- Dealing with adhoc problems and unforeseeable situations
- Property management software packages Fixflo and Alto
- Planning routine and reactive maintenance
- Carrying out property inspections both planned and adhoc
- Issuing Section 8, 13 and Section 21s correctly.
- Ensuring properties are well maintained and costs are well controlled.
- Handling complaints and providing solutions.
- Ability to familiarise with local authority licensing requirements and the confidence to handle technical issues that arise within tenancies is essential.
The Individual
- Excellent oral and written communications skills.
- A minimum of 2 years property management experience
- Full UK Driving Licence and own vehicle
- Excellent attention to detail with a methodical approach to work and a strong focus on accuracy
- Excellent team player with the ability to work on your own.
- Excellent IT skills with intermediate MS Word, Excel and PowerPoint.
- Highly motivated and positive with a "can do" attitude.
