Senior Quantity Surveyor / Commercial Manager - Fit Out Construction

Location: Central London Projects - Office and Site based
Salary: Circa 70,000 plus package

Overview
An exciting opportunity has arisen for a Senior Quantity Surveyor / Commercial Managerto join a dynamic and growing commercial fit-out construction company based in Central London. The successful candidate will play a critical role in managing all commercial aspects of projects, working closely with the Project Manager to ensure the delivery of high-quality results within budget and time constraints.

Key Responsibilities

  • Team Supervision: Supervise Assistant Contract Managers (ACMs) alongside the Construction Manager (CM), if applicable.
  • Project Pitch Involvement: Contribute to and present during new project pitches.
  • Proposal Stage Duties: Prepare budgets, prelims build-up, and trade contractor bids. Compile proposal documents, including cost plans and company information sections.
  • Cost Management:
    • Develop and agree on detailed cost plans with the Project Manager and client.
    • Manage trade contractor bid lists in collaboration with the Project and Construction Managers.
    • Conduct tender analyses, prepare recommendations, and agree on lump sum tenders or Guaranteed Maximum Prices (GMPs).
  • Procurement & Contract Administration:
    • Oversee the preparation and monitoring of package tender schedules.
    • Place orders and manage trade sub-contractors.
    • Advise clients on procurement routes and assist with product selection, specifications, and value engineering.
    • Handle and distribute project drawings and other relevant information.
  • Meetings & Reporting:
    • Attend design team and subcontractor meetings.
    • Prepare, submit, and agree monthly cost reports, valuations, and change orders.
    • Provide regular budget and pricing updates and prepare monthly cost and progress reports for directors.
  • Financial Closeout:
    • Manage project final accounts and retention releases.
    • Complete reconciliations and provide feedback to trade contractors post-project.
