A major developer in London is looking to carry out updates on their commercial office buildings across London in order to modernise and bring them up to EPC/BREEAM standards. They are using this opportunity to carry out major refurbishments and extensions to their stock as well.

Job Summary

A Construction/Project Director is needed to oversee the delivery from planning to completion on all sites in (mostly) the London region. This is a challenging role where the candidate will need to have experience working in a small high-performing team, taking control of large complex developments in central London. Critically, this person should know enough to not need the assistance of a large team and, when needed, can use their professional network to assist. This role will involve managing the entire construction process from initial concept through to completion, ensuring that all projects are delivered on time, within budget, and to the highest quality standards. You will collaborate closely with internal teams, external stakeholders, and contractors to achieve operational excellence and elevate our asset portfolio.

Key Responsibilities

  • Lead and manage refurbishment projects from conception to completion, ensuring alignment with company goals and objectives.
  • Develop and implement project plans, budgets, and schedules for multiple office refurbishments.
  • Oversee the selection and management of contractors, subcontractors, and suppliers, ensuring that they meet performance standards and contractual obligations.
  • Conduct regular site visits to monitor progress, resolve issues, and ensure compliance with health, safety, and environmental regulations.
  • Collaborate with architects, engineers, and other design professionals to develop innovative and cost-effective design solutions.
  • Provide strategic input on refurbishment feasibility, scope, and cost estimates.
  • Manage the procurement process and negotiate contracts to achieve optimal terms and conditions.
  • Liaise with stakeholders, including tenants, local authorities, and community organisations, to ensure effective communication and project transparency.
  • Implement risk management strategies to identify potential issues and mitigate their impact on project timelines and budgets.
  • Lead, mentor, and develop a high-performing construction team, fostering a culture of continuous improvement and accountability.
  • Prepare and present project updates and reports to senior management and stakeholders.

Qualifications

  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field (Master's degree preferred).
  • Minimum of 10 years of experience in the construction industry, with a significant focus on refurbishment and commercial projects.
  • Proven track record of successfully managing large-scale construction projects, ideally with a value of £100 million or more.
  • Strong knowledge of construction processes, building codes, and regulations specific to the UK.
  • Exceptional leadership, communication, and interpersonal skills, with the ability to build strong relationships with a variety of stakeholders.
  • Proficiency in project management software and tools.
  • Strong analytical and problem-solving skills, with a keen attention to detail.
  • Knowledge of sustainability practices and regulations is a plus.
