Role Summary:The Residential Porter is responsible for the smooth operation, security, and maintenance of the building, ensuring high standards of service and cleanliness while providing support to residents and contractors.

Hours:

  • Monday to Friday: 8:00 AM - 4:30 PM (1-hour staggered lunch).
  • Every other Saturday: 9:30 AM - 12:00 PM.
  • On-call for emergencies outside normal working hours.

Salary: £22,500

Start date: February 2025

Key Duties:

  • Security & Access:

    • Provide security for the building and gardens during duty hours.
    • Control and supervise access for deliveries, contractors, and residents.
    • Hold and manage spare keys for flats with signed waivers.
  • Maintenance & Cleaning:

    • Ensure services like lifts, CCTV, and fire alarms are operational; coordinate repairs when needed.
    • Replace defective light bulbs promptly.
    • Maintain cleanliness of common areas, paths, rubbish areas, and external entrances.
    • Oversee quarterly jet washing and regular inspections of all communal spaces.
  • Resident Support:

    • Deliver mail and manage magazine displays in the reception area.
    • Welcome new residents and provide building briefings.
    • Monitor works in flats, ensuring house rules compliance and common areas are left clean.
  • Emergency Response:

    • Be available for call-outs and emergencies outside regular hours.
  • General Administration:

    • Maintain records of daily events, sub-tenants, and contractors.
    • Organise seasonal decorations and manage removals, including pre - and post-condition inspections.

Requirements:

  • Smart appearance while on duty.
  • Ability to handle maintenance tasks when required.
  • Strong communication and organisational skills.
