Property Maintenance Operative

Our well-established client, a leading provider of housing support, is seeking a Property Maintenance Operative to join their dedicated team in North London. The organisation is committed to delivering outstanding services to its tenants across various developments.
In this role, you will perform essential maintenance tasks on the company’s properties and make necessary modifications to accommodate the needs of disabled and visually impaired tenants.
KEY RESPONSIBILITES:
Collaborate with the maintenance team to address maintenance and repair issues, as identified by the Property Maintenance Manager, in line with tenancy agreements and the Tenant Handbook.
Perform a variety of maintenance tasks both inside and outside properties, including plumbing, carpentry, basic electrical work, groundwork, and painting.
Ensure that all work is completed to a high standard within the agreed timelines.
DUTIES INCLUDE:
- Plumbing - Unblocking drains/toilets, fixing leaks, and other basic plumbing tasks.
- Electrical - Replacing light fittings, plugs, fuses, and light bulbs.
- Decorating - Stain-blocking, touch-ups on walls and woodwork, and fencing.
- Manual Tasks - Moving heavy items as required by building, House Managers, or Head Office.
- Logistics - Collection, transportation, and delivery of items.
- Basic Repairs - Replacing door handles, toilet seats, shower hoses, etc.
- Roof and Gutter Maintenance - Clearing debris from roof surfaces and gutters.
- Carpet Cleaning - As needed throughout the properties.
- Void Property Reinstatement - Preparing vacant flats between tenancies, including remedial works in kitchens and bathrooms.
- Meetings - Participate in departmental and other relevant meetings as requested.
- Training - Undertake training as agreed with the Property Maintenance Manager.
- Liaison - Communicate effectively with House Managers and other staff as needed.
- Confidentiality - Maintain confidentiality and promptly raise concerns with the Property Maintenance Manager.
REQUIRED SKILLS:
- Proven experience as a multi-skilled maintenance operative, particularly in plumbing, with a strong background in housing or residential environments.
- Strong plumbing skills are essential for this role.
- Able to work independently with minimal supervision as well as collaborate effectively within a team.
- Comfortable using communication tools such as WhatsApp and email to ensure timely, clear responses.
- Able to communicate effectively with tenants, including those with physical disabilities or vision impairments.
- Committed to delivering the highest standard of service.
- Punctual, conscientious, and responsible in your approach to work.
- A problem-solver with a "can-do" attitude who takes initiative.
- Neat, tidy, and well-organised, with attention to detail in both appearance and work.

- Must hold a full, clean driving licence and have access to your own vehicle.
Satisfactory references and a successful DBS check are required for this role.
HOURS, SALARY AND BENEFITS:
- Monday-Thursday 8.30am-5.00pm and Friday 8.30am-4.00pm. On call duty is required one week in every 3 weeks on average.
- £30,000-£33,000, based on skills and experience, with an additional £100 per week when on call. Overtime is from the time you leave home until you return.
- 20 days of annual leave, increasing to 25 days after five years of service. In addition, you will receive 8 bank holidays and Jewish High Holy Days, should they fall on your regular working days.

- Mileage for use of your own vehicle is 45p per mile
