Location: Kensington

Job Role:

  • Assisting enforcement of lessees' and residents' obligations generally, such as requesting removal of personal items and parcels from common areas.
  • At all times, when not carrying out duties away from the Porter Station, monitor the CCTV system, acting appropriately on suspicion of trespass, criminal damage etc. The operation and any recording made via CCTV must be kept confidential and secure at all times.
  • In association with the Managing Agents, implementing and managing best working practises and protocols for the smooth and efficient running of the building which shall include:
  1. Ensuring that lighting in the entrance hall, staircase, corridors and other interior and exterior common parts are in working order and turned on and off at appropriate times, that defective bulbs are promptly replaced or, where access is safety restrictive, swiftly arranging replacement by an authorised contractor.
  2. Carrying out inspections regularly, and in any event at least monthly, and reporting to the Managing Agents as appropriate as follows:
  3. Identify defects or security risks to the building and the common parts, including to services e.g., water electricity, heating, lift.
  4. On any water leaks bringing to the attention of the flat concerned any expulsion of water.
  5. To ensure that all internal and external common areas, steps, boiler room, electrical risers and cupboards are clean and free from rubbish, obstruction or danger and where appropriate locked.
  6. Supervising, managing and liaising with third party suppliers, contractors and their staff working in the building in order to ensure that site instructions are complied with and that any general working issues and day to day complaints which may arise are dealt with, liaising with the Managing Agents as necessary. This shall include ensuring that all relevant safety procedures are adhered to.
