We are seeking a skilled and qualified Mechanical Bias Building Services Maintenance Technician to join our client's dynamic maintenance team in a prestigious multi-tenant office space in the City of London. The ideal candidate will have a strong mechanical background and a solid understanding of electrical and general building services. You will be responsible for ensuring the smooth operation, maintenance, and compliance of all mechanical and HVAC systems, contributing to a safe and comfortable environment for tenants.
Key Responsibilities
- Carry out planned preventative maintenance (PPM) and reactive maintenance on mechanical and HVAC systems, including AHUs, FCUs, pumps, motors, and pipework.
- Conduct routine inspections, fault diagnosis, and repairs on building services equipment.
- Work on plumbing and drainage systems, ensuring optimal performance.
- Assist with electrical and fabric maintenance tasks as required.
- Monitor and manage BMS systems to ensure efficient building operation.
- Ensure all work is completed in compliance with health & safety regulations and company policies.
- Respond to emergency call-outs and breakdowns promptly and effectively.
- Liaise with tenants, contractors, and management teams to ensure minimal disruption to operations.
- Maintain accurate records of work completed and report any issues to the Facilities Manager.
Key Requirements
- Mechanical Engineering qualification (NVQ Level 3, City & Guilds, or equivalent).
- Proven experience in building services maintenance within commercial or office environments.
- Strong working knowledge of HVAC systems, including air handling units (AHUs), fan coil units (FCUs), and chilled water systems.
- Basic understanding of electrical systems, with 17th/18th Edition (desirable but not essential).
- Experience working with BMS controls and monitoring systems.
