About the Role:
We are seeking a highly motivated and experienced Void Supervisor to join our property maintenance team in South London on a contract basis. In this crucial role, you will be responsible for overseeing all aspects of void property management, ensuring properties are quickly and effectively prepared for new tenants.
Key Responsibilities:
- Oversee all aspects of void property management, including:
- Inspection and assessment: Conducting thorough inspections of void properties to identify necessary repairs, refurbishments, and cleaning requirements.
- Prioritisation and scheduling: Prioritise works based on urgency and tenant demand, scheduling and coordinating all necessary trades and contractors.
- Quality control: Ensuring all works are carried out to a high standard, meeting all safety and compliance requirements.
- Budget management: Monitoring and controlling void property budgets, ensuring cost-effectiveness and identifying opportunities for cost savings.
- Health and safety: Ensuring all works are carried out safely and in compliance with all relevant health and safety regulations.
- Communication: Maintaining effective communication with contractors, internal teams, and other stakeholders.
- Inventory management: Overseeing the management of property inventories, ensuring accurate and up-to-date records are maintained.
- Tenant liaison: Providing support and guidance to tenants throughout the void process.
- Continuous improvement: Identifying and implementing opportunities to improve the void property management process and enhance efficiency.
Essential Skills & Experience:
- Proven experience as a Void Supervisor or in a similar role within the property maintenance sector.
- Strong organisational and time-management skills with the ability to prioritise and manage multiple tasks effectively.
- Excellent communication and interpersonal skills, with the ability to build and maintain strong relationships with contractors, internal teams, and other stakeholders.
- Good understanding of building maintenance practices and relevant building regulations.
- Proficient in the use of property management software and other relevant IT systems.
- Full UK Driving Licence and access to own vehicle.
Desirable Skills & Experience:
- Experience working within the Social Housing sector.
- Relevant trade qualifications (e.g., plumbing, electrical, carpentry).
- Knowledge of health and safety legislation.
