Your new Job

As a Commercial Property Manager you will be looking after an allocated portfolio of properties consisting of both Commercial and Residential Block Management Properties. You will be part of a team of Property Managers and Reactive Maintenance and Facilities Co-Ordinators all who report to the Associate Director of Property Management.

You will be responsible for the following tasks for your allocated portfolio:-

  • Pro-active management of all key L&T events and critical date management of events on our CRM
  • Oversee the rent collection process, ensure arrears are being chased and discuss steps for recovery of unpaid rent with the Associate Director.
  • Ensuring that all properties remain compliant with regards to all insurance requirements as well as all H&S regulations and any other relevant legislation to protect our Client's position.
  • Preparing annual service charge Budgets for block management properties and reviewing and assisting in reconciling service charge receipts and expenses accounts.
  • Act as a conduit between the various service lines to ensure that Property Management remain at the centre of transactions and remain our Client trusted Property Advisors.
  • Effective Client liaison and ensuring that key Client relationships are maintained.
  • Ensuring compliance with all external and internal Service Level Agreements (SLA’s) and ensuring that KPI's are being upheld consistently across your allocated portfolio (including end to end service charge process)
  • Liaise effectively with the Reactive Maintenance and Tenant Support team to ensure issues are dealt with in a timely manner
  • Ensure that all records are maintained on our CRM for PPM and Compliance

Team Overview

Currently the department is headed up by the Associate Director of Commercial Property Management who has direct line management of 4 Property Managers of varying experience. A Reactive Maintenance Helpdesk with a team of 2 who deal with any reactive issues that are reported and liaise with the property managers and contractors accordingly.

What you will need to succeed

  • 2-3 years experience working in a Property Management Company possibly as a Junior Commercial looking to move up to Property Manager or as a Block Property Manager;
  • A passion for property and a willingness to learn and progress and go the extra mile
  • Experience working with CRM systems such as TRAMPS or Fixflo would be ideal but not essential as training will be provided;
  • RICS, IFM or equivalent H&S qualifications desirable;
  • Good planning, organising skills
  • An aptitude for finance, budgeting and accounts is desirable;
  • Good knowledge of Microsoft Software packages (Word, Excel, Outlook);
  • Excellent written and verbal communication skills.
