Dove & Hawk are working with a boutique Block Management department who are seeking an experienced Block Property Manager to step into a Head of Block Management role.   • Lead and oversee the delivery of high-quality property management services for a wide range of mixed-use, complex developments.
  • Manage a diverse portfolio of properties, ensuring each meets the highest standards.
  • Foster and maintain strong client relationships, providing exceptional client care.
  • Supervise, support and provide training to a team of Property Managers to ensure targets and deadlines are met.
  • Contribute to the growth of the business by identifying opportunities to generate additional income, producing tenders and winning new business.
  • Stay up-to-date with government regulations and industry guidelines, ensuring compliance across the portfolio.
  • Manage and review service contracts and annual orders, ensuring they align with company standards.
  • Conduct property inspections and compile detailed reports on findings.
  • Undertake regular risk assessments for properties in your portfolio and coordinate necessary actions to mitigate risks.
  • Review and address health and safety reports, working with consultants and contractors to implement rectification measures where required.
  • Attend and chair client meetings, including some out-of-hours attendance at AGMs.
  • Prepare and manage service charge budgets in line with company and client expectations.
  • Play an integral role in driving the business forward and contributing to its ongoing success.
  • Drive growth and development of the department.
  • Mobilise and integrate both new build and existing build Clients into the portfolio.
  • Management of Section 20 Consultations, ensuring adherence to the Landlord and Tenant Act 1985

Skills & Experience Required:

  • Minimum of 5+ years of experience in Block Property Management.
  • Strong IT skills, with proficiency in property management software and Microsoft Office.
  • Excellent customer care, communication, and relationship-building skills.
  • Exceptional organizational and time management abilities, with the flexibility to handle changing workloads.
  • Motivated, proactive, and able to work effectively as part of a team.
  • Professional, well-presented, and able to engage confidently with clients and stakeholders.
  • IRPM/MTPI qualifications are desirable but not essential.
  • Solid knowledge of the Landlord and Tenant Act, as well as RICS and ARMA guidelines.
