Property Manager

As the Property Manager, you will play a pivotal role in this dynamic team, overseeing the management and operation of a portfolio of up to 300 residential properties. Your expertise will be crucial in filling vacancies, negotiating leases, and ensuring our properties are maintained to the highest standards. Collaborating closely with the Head of Property, you will align management strategies with the organisation’s goals, driving success and innovation in our operations.

Knowledge, Skills & Experience Required

  • Proven experience in a similar role.
  • Experience with property management software (e.g., Jupix)
  • Strong knowledge of property management principles and compliance regulations.
  • Excellent communication and interpersonal skills
  • Strong organisational and time-management abilities.
  • Ability to multitask and work under pressure.
  • Capable of working as part of a team as well as independently.
  • Competent with Microsoft Office (Outlook, Word, Excel, etc).

Key Responsibilities:

Property Management:

  • Oversee daily operations of residential, commercial and industrial properties.
  • Ensure properties are well-maintained and compliant with regulations.
  • Understanding of local borough compliance on licensing (if required). Ensuring licences are in place and renewed when necessary.
  • Supervise maintenance and repairs with team members and third party contractors.
  • Arrangement of property inspections and address any issues promptly.
  • Maintain comprehensive insurance coverage for all properties

Tenant and Stakeholder Relations:

  • Manage tenant communications, resolving issues and complaints swiftly.
  • Screen and select tenants, ensuring background and credit checks are completed.
  • Build and maintain strong relationships with internal & external stakeholders.

Lease Management:

  • Prepare and enforce lease agreements.
  • Collect rent, handle late payments, and coordinate evictions if necessary.
  • Renew and terminate leases as required.
  • Deposit Protection Registration and Releases.

Financial Management:

  • Maintain records of income, expenses, and leases.
  • Preparation of invoices and statements, as needed.
  • Report on rental collections, late payees, rental arrears and potential changes to the portfolio.

Marketing and Advertising:

  • Liaising with local agents to market and advertise properties effectively.
  • Ensure timely listing uploads to minimise vacancy periods.

Team Support:

  • Provide guidance and support to the Property Team (including Assistants and Maintenance Operatives).
  • Delegate tasks and responsibilities effectively and mentor new team members to foster a collaborative environment

Other Ad hoc Duties:

  • Address unexpected issues or emergencies related to the property portfolio.
  • Assist in special projects as directed by the Head of Property/Board of Directors.
  • Research and recommend new tools and technologies to enhance property management operations.
  • Assist with onboarding and training of new team members as needed.
