- Coordinating move-in requirements (furniture packs, window treatments, etc.)
- Closing and archiving tenancy files
- Booking inventory and check-in appointments
- Managing check-outs, dilapidations, and deposit returns
- Administering deposit disputes when necessary
- Instructing and liaising with contractors
- Coordinating repair appointments
- Communicating with tenants and suppliers
- Chasing outstanding works and ensuring timely resolution
- Handling insurance claims in conjunction with managing agents
- Booking and tracking Gas Safety, EICR, and EPC certifications
- Responding to general and maintenance-related queries
- Acting as the first point of contact for all parties
- Negotiating new terms between tenants and landlords
- Preparing AST renewals, contract extensions, and assignments
- Reconciling rent payments and updating client accounts
- Producing statements and chasing rent arrears
- Carrying out routine inspections and reporting on condition
- Onboarding new properties from overseas landlords
- Liaising with developers and sub-agents
- Meeting landlords during UK visits
- Managing keys, handling general inquiries
- Supporting senior team members with day-to-day operations
- Proven experience in property management or lettings
- Strong organisational and multitasking skills
- Excellent communication with tenants, landlords, and contractors
- Knowledge of current property legislation and compliance
- Ability to work well under pressure and meet deadlines
- Professional, proactive, and team-oriented mindset
