This is an exciting new opportunity to work as a Residential Property Manager in Central/West London with the responsibility and autonomy to oversee the letting and management of a diverse and high-end portfolio of property across a well-known estate.

Company overview:

Our client is an established asset owner with property interests in both London and other parts of Southern England. This role is working within their London team, which is a close-knit group of people that oversee the lettings and management of their estates commercial and residential portfolio. Due to the nature and size of the team, this role will be more diverse than most and will give the person the chance to be more involved in a range of aspects of delivering exceptional service to their tenants.

Residential Property Manager - Duties:

  • Management of property maintenance issues in all let properties
  • Responding promptly to queries and building strong relationships with tenants
  • Carrying out property inspections
  • Liaising with letting agents to value and remarket properties
  • Negotiating renewals
  • Dealing with all tenancy deposit, register and release
  • Management of between tenancy works
  • Monitor and manage rent arrears and ensure all rent charges are accurate
  • Ensuring all contracts required for the planned maintenance of the let properties are in place and that all servicing and maintenance is completed on time
  • Booking works and raising works orders
  • Reception duties to include answering phones, managing keys, filing, invoice processing, ordering office supplies
  • Arranging appointments with tenants and contractors and providing access to properties as required
  • Uploading documents to QUBE (property management system) and electronic filing
  • Utility management for change of occupier
  • Support the residential and commercial teams with property management matters and provide cover to all colleagues

Residential Property Manager - Profile:

  • Some previous experience in residential property management
  • ARLA qualified is ideal but full training and support is provided
  • Highly organised and reliable with good attention to detail
  • Ability to communicate effectively and professionally both verbally and in writing with people at all levels
  • Positive and upbeat disposition
  • Flexible "can do" attitude and willingness to learn is more important than extensive experience
  • Team ethos and being supportive and adaptable is essential
  • Based on site - so someone who enjoys being in work and onsite is key

Residential Property Manager - Package & Benefits

  • Salary guide: £30-40,000 (depending on level of experience)
  • Hours: Mon to Fri 8.30/9am to 5/5.30pm
  • 21 days + bank holidays, group pension after 12 months
