We are seeking a motivated and experienced Estate Manager to oversee and manage our housing estates in Southwark. If you're passionate about creating safe, well-maintained communities and providing exceptional service to tenants, this is your opportunity to make a real impact!

Key Responsibilities:
  • Estate Management: Oversee the day-to-day management of council housing estates, ensuring that properties and communal areas are well-maintained and compliant with health and safety standards.
  • Repairs and Maintenance: Coordinate and oversee repairs and maintenance across the estate. Ensure quick resolution of issues such as building damage, structural concerns, or safety hazards.
  • Tenant Relations: Build and maintain positive relationships with tenants, addressing any concerns, providing support, and ensuring tenants’ needs are met effectively.
  • Community Engagement: Organise and attend tenant meetings, promoting community involvement and working with tenants to improve the estate’s environment and services.
  • Health and Safety Compliance: Ensure the estate complies with all relevant health and safety regulations. Conduct regular site inspections to assess the condition of properties and communal areas.
  • Budget and Resource Management: Manage the estate’s budget, monitor expenditure on repairs, maintenance, and services, and ensure value for money.
  • Tenancy Management: Support tenancy-related issues such as tenancy breaches, antisocial behaviour, and eviction processes, working closely with the housing management team.
  • Liaise with Contractors: Work with external contractors and service providers to ensure high standards of service delivery in maintenance and repairs.
Essential Qualifications & Skills:
  • Experience: At least 3 years of experience in estate management, property management, or a related role, preferably within local government or housing associations.
  • Knowledge: A strong understanding of housing law, tenancy agreements, health and safety standards, and building maintenance procedures.
  • Communication Skills: Excellent interpersonal and communication skills to manage relationships with tenants, contractors, and internal teams.
  • Problem-Solving: Ability to resolve issues proactively, providing solutions to tenant complaints, maintenance problems, and estate management challenges.
  • Organisational Skills: Strong ability to manage multiple tasks, oversee contractors, and maintain records efficiently.
  • IT Proficiency: Familiarity with property management software (e.g., Northgate, Capita) and Microsoft Office applications.
  • Driving Licence: A full UK driving licence is desirable but not essential.
Desirable:
  • Relevant Qualifications: A qualification in Estate Management, Property Management, or Housing (e.g., CIH Level 4 Certificate in Housing).
  • Experience in London: Familiarity with the specific challenges of managing estates in London, including high-density housing and community engagement.
  • Multilingual: Ability to speak additional languages is an advantage.
