Senior Block Property Manager

Wimbledon

£45k - 50kpa

  • Are you an experienced Property Manager in Block Management?
  • Do you have experience in forming and developing great relationships with customers and colleagues?
  • Are you AIRPM or MIRPM qualified to join our Block and Portfolio Management team
  • Can you collaborate with others, share their property management knowledge and skills.

Responsibilities:

  • Provide a high level of service and communication with all customers, including you clients, leaseholders, tenants and contractors with our leading IT system
  • Schedule and undertake inspections to ensure the properties you manage are maintained in a safe and satisfactory condition
  • Report to your clients on the findings of your inspections
  • Request quotes for works and appoint contractors in conjunction with the client.
  • Process the works order and ensure the work is complete on time, to budget and to a quality standard
  • Oversee the preparation and filing of Confirmation Statements and Company Secretarial documentation
  • Produce quarterly H&S reports for the properties in your portfolio
  • Organise AGM's for clients in your portfolio
  • Produce management and financial reports in advance of the client meetings you attend
  • Notify Client Accounts of any changed to billing arrangements, increases to fees or charges
  • Work with clients accounts team to prepare the annual service charge and budgets and CAPEX plans for your clients in a timely manner
  • Authorise and process contractor invoices promptly

Requirements:

  • Proven track record in team management and leadership
  • Strong knowledge of property management regulations and practises
  • Excellent communication and interpersonal skills
  • Ability to think strategically and make sound decisions under pressure
  • Exceptional organisational and time management skills
  • Proficiency in property management software and Microsoft Office Suite
