TEAM LEADER - BLOCK MANAGEMENT - CENTRAL LONDON - £60-75,000DOADove & Hawk are working with a Managing Agent in the Chelsea area who are on the look out for a Team Leader to over see one of their Block Management Teams. With oversight over 8 staff members this role will suit a Block Management professional with prior experience of supervising or leading a team within Residential Management.Duties/Functions of the Role:

  • Oversee and manage large, complex property developments.
  • Foster strong client relationships and maintain regular communication.
  • Lead and supervise a team of Property Managers.
  • Drive efforts to generate additional revenue for the business.
  • Effectively manage multiple tasks and adapt to changing workloads with a proactive and flexible approach.
  • Stay informed on the latest Government regulations and guidelines, as well as industry standards.
  • Review and negotiate service contracts, establish service levels, identify preventive maintenance needs, and approve expenditures within established guidelines (ensuring compliance with Section 20 thresholds for works and long-term agreements).
  • Conduct property inspections and prepare detailed reports.
  • Perform routine risk assessments on all properties within your portfolio.
  • Review and act on Health and Safety reports (including fire risk assessments, water hygiene, asbestos, and lift engineering) and coordinate necessary corrective actions in collaboration with the client.
  • Collaborate with Health and Safety consultants and contractors when required.
  • Attend client meetings and Annual General Meetings (AGMs).
  • Prepare and manage Service Charge budgets.

Requirements of the role:

  • Minimum of 2 years of experience in a supervisory Property Management role is required.
  • IRPM qualifications are preferred, but not mandatory.
  • Solid understanding of the Landlord and Tenant Act, as well as RICS and ARMA guidelines.
  • Strong IT proficiency is required.
  • Exceptional customer service skills.
  • Excellent organizational and time management abilities.
  • Capable of effective communication, building rapport, and fostering professional relationships.
  • Eager to learn and contribute to the organization.
