Our client, City of Westminster Council, is looking for a Senior Repairs Surveyor to join their Team.

  • Collaborate with the Area Repairs Manager to develop systems for regular property inspections, reactive repairs, and cyclical maintenance.
  • Work with Housing services and repair partners to improve quality and customer satisfaction.
  • Manage resource deployment within the Property Services Division to handle workload fluctuations.
  • Highlight investment needs to the Property Planning and Assets Team for major works programs.
  • Provide technical support and manage the repairs term partnering contract.
  • Ensure compliance with Health and Safety policies and provide expert knowledge on applicable laws.
  • Offer strategic leadership within the Housing portfolio, collaborating with Members, services, partners, and stakeholders.
  • Ensure high-quality repairs in residents' homes and effective service delivery.
  • Manage and resolve complaints and document defects to prevent disrepair claims.
  • Process and manage claims under the Council's insurance policy.
  • Conduct post inspections of building structures, resident repairs, communal areas, and estates.
  • Use Site Audit Pro or equivalent for inspections, raise orders, manage bookings, and store reports centrally.
  • Respond to contract/cost variation requests within Section 20 limits and record decisions in Orchard.
  • Approve contractor payments up to £10,000 and select jobs for post-inspection.
  • Handle cancellation requests from contractors with detailed reasons for refusals.
  • Perform pre-inspections, confirm appointments with residents, and update systems post-inspection.
  • Check orders for insured perils and manage related claims.

Key Skills

  • Excellent building pathology knowledge
  • Experience in responsive repairs, preferably in Housing
  • Strong customer service and communication skills
  • Reliability, methodical approach, and attention to detail Proficiency in IT and computer systems
  • Problem-solving abilities with good literacy and numeracy
