Cobalt is partnering with a standout residential property developer as they look for a Head of FM to lead their high-performing national FM team.

You'll set the direction for the FM function, ensuring compliance, efficiency, and best-in-class service delivery across a growing portfolio of residential and mixed-use buildings.

With a clear focus on operational excellence, you'll lead a national team of Senior & Regional FMs, ensuring resources are effectively allocated, standards are maintained, and the FM function supports the wider business strategy. From overseeing statutory compliance to driving operational efficiency's, you'll play a key role in shaping the future of facilities management across the portfolio.

This role offers the chance to work in a fast-paced, commercially driven environment, where your expertise and leadership will make a direct impact.

Key responsibilities will include:

  • Leading and managing a national FM team, coaching and developing team members to deliver a highly compliant and efficient function.
  • Ensuring full statutory compliance across the portfolio, providing technical support and guidance to operational teams.
  • Setting and maintaining high standards for health, safety, and environmental management, ensuring all buildings meet or exceed regulatory requirements.
  • Developing FM strategies for both operational buildings and those under planning or construction, providing expert input on M&E, plant, and communal services.
  • Overseeing procurement and contract management, ensuring service contracts for hard and soft FM are delivering value and quality.
  • Managing budgets and forecasting expenditures, ensuring gross-to-net targets are achieved across the portfolio.
  • Working closely with internal teams to ensure smooth onboarding and mobilization of new developments, acquisitions, and stabilized assets.
  • Managing FM emergency response planning, ensuring robust processes are in place across all sites.
  • Driving consistency and performance across the portfolio, working with stakeholders to identify efficiency's and best practices.
  • Ensuring CAFM and property databases are up to date, auditing and implementing improvements where required.

You'll need extensive senior-level experience in facilities management, supported by professional accreditation's and qualifications such as an IWFM, IOSH, NEBOSH etc. As the successful applicant, you'll have deep technical expertise in FM including the Building Safety Act 2022, and fire safety legislation alongside strong commercial awareness, and the ability to manage complex compliance and operational challenges at scale.

A full UK driving licence is required, along with the flexibility to travel across the portfolio as needed.
