PW are seeking a Multi trader to join the team. I am working with a Real Estate developer that specialises in build to rent.
Job Role
The Multi Trader will be assisting in driving the performance of the portfolio through working together with the Property Manager to achieve the same goals, whilst delivering an industry leading resident experience.
They will collaborate with the Property Manager to ensure that KPIs are achieved to include, robust health and safety management, a variety of repairs and maintenance, maintaining site cleanliness and undertaking of PPM tasks.
Responsibilities
- Conduct a variety of planned and reactive repair maintenance tasks throughout communal areas of the building, within occupied and vacant apartments and within external areas.
- Conduct regular testing of fire alarm and emergency lighting systems.
- Investigate and assess any issues that require professional attention and provide a detailed description of the issue, so contractors are properly instructed.
- Monitor and assist contractors on-site to ensure they comply with the site rules and abide by the sites induction protocols including permit to work.
- Monitor works conducted by suppliers and report any concerns.
- Always ensure compliance with all current statutory legislation with respect to H&S, COSHH and the environment to safeguard yourself, residents, staff, and members of the public.
- Ensure all risks to visitors, staff and residents are removed or reported.
- Ensure all routine H&S tasks are completed in a timely manner and are recorded for audit purposes.
General Maintenance
- Involvement with the snagging and defects management programme.
- Conduct specific daily/weekly tasks as agreed with the Property Manager.
- Ensure security of the property including fitting locks, fixing doors and windows if applicable.
- Complete painting and decorating work within the building and apartments.
- Change light bulbs/fittings and complete basic electrical works where specialist attendance is not required.
- Flushing taps in communal areas and vacant apartments on a regular scheduled as agreed by the Property Manager.
- Conduct minor plumbing maintenance activities such as washer/plug replacement, de-scaling items, unblocking sinks and toilets.
- Regularly inspect utilities supplies and provide meter readings when necessary.
- Maintain and order suitable replenishment stock of spares needed on site.
- Move bins for council collections when required.
- Litter picking of car park and external areas.
- Maintaining cleanliness of communal areas.
I am looking for someone with good customer service skills , as you will be assisting with managing and processing customer journey from moving in, throughout tenancy to moving out and e nsuring resident issues and service requests are addressed and dealt with quickly, efficiently, and professionally.
- All tools and PPE will be provided
- You will be required to drive a long wheelbase van, supplied by us
- There will be some working at height, including from a cherry picker, and ladders
What we are looking for
- Experience in a similar role maintaining a wide range of equipment
- In-depth health & safety, risk assessments, Planned Preventative Maintenance, and facilities management knowledge
- Must be qualified and able to complete minor electrical works
- Basic plumbing knowledge (necessary)
- Basic mechanical knowledge (necessary)
- An eye for detail; good problem-solving ability and a practical approach
- Experience of working to KPIs (targets)
- Excellent English language skills - both written and spoken
- 2 years within a maintenance role preferably from working within residential / hotel sector.

- £30,000 to £40,000+ bonus.
- 22 days holiday, plus public holidays. Increasing 1 day per annum up to a maximum of 30 + public holidays.
