Role Overview:

As the Housing Manager, you will play a crucial role in delivering comprehensive and attentive housing management services to our residents. Reporting to the Senior Housing Manager, you'll be the first point of contact for tenants, ensuring their well-being, safety, and comfort within the scheme. From conducting health and safety checks to managing voids and tenancy paperwork, your work will directly impact our residents’ quality of life

Key Responsibilities:

  • Direct Tenant Services: Provide Intensive Housing Management Services, conduct daily checks on tenants requiring support, and promptly respond to emergencies.
  • Health & Safety Compliance: Adhere to the Association’s Health and Safety Policy, immediately report hazards or incidents, and take necessary action to uphold safety standards. Maintain secure and accessible communal spaces, supervising contractors, and ensuring heating levels are adequate.
  • Policy and Records Management: Comply with all Association policies, procedures, financial regulations, and standing orders. Regularly update records and files on risks related to the role and responsibilities, maintaining high standards of confidentiality.
  • Support for New Staff: Assist in training new team members on sheltered housing practices, fostering a supportive environment for learning and development.
  • Tenant and Family Relationships: Build effective and respectful relationships with tenants and their families, maintaining confidentiality and exercising tact in all interactions.
  • Customer Service Excellence: Demonstrate exceptional communication, observation, and active listening skills, providing top-tier service to residents and contributing to positive landlord-tenant relationships, including participation in the Tenant Scrutiny Panel.
  • Administrative Support: Ensure high-quality presentation for reports, briefing papers, and internal/external communications, maintaining confidential files in a secure location.
  • Housing Management and Void Management: Conduct viewings, manage tenancy paperwork, complete initial Void Inspection Reports, and liaise with former tenants, families, or carers regarding end-of-tenancy matters.
  • Conflict Resolution and Safeguarding: Address anti-social behaviour (ASB) concerns, investigate complaints, and report any safeguarding issues per guidelines.
  • Team Collaboration: Work closely with senior management, providing updates and preparing necessary documentation for the Senior Management Team (SMT) as needed. Contribute to the team’s performance by aligning with Association values and ensuring exceptional service delivery.
  • Additional Support as Needed: Provide cover for other housing service roles within the organisation, actively promoting equality and diversity, and maintaining adherence to the Association’s Code of Conduct.

About You:

The ideal candidate will have solid experience in a housing management role, ideally within a sheltered housing or care setting. You’ll be proficient in IT, able to manage reports, and skilled in handling diverse customer needs. With excellent communication skills, time management abilities, and a commitment to maintaining confidentiality, you will approach each interaction with empathy, tact, and professionalism.

Essential Requirements:

  • Knowledge & Skills: Strong IT skills (Microsoft Word, Excel, Outlook), effective communication, and time management
  • Education: GCSEs (A-C) or equivalent, plus a relevant housing qualification
  • Experience: Previous experience in housing management, including handling tenant needs, liaising with support services, and managing health and safety responsibilities
