Job Title: Property Portfolio Manager/Senior Lettings Coordinator

Salary: £30,000 - £35,000 + £2,000 Car allowance + Performance-based bonus

Overview:

Our client is a dedicated, motivated well-established lettings and property management company based in Nottingham city centre. We are recruiting for an experienced Property Manager to join their team who will report directly to the Managing Director.

This is a fantastic opportunity for the right candidate to join our client’s successful lettings and property management team. We are looking for a confident and well-organised property professional to help deliver their 5-star services.

Responsibilities:

Property Portfolio Manager

  • Manage an existing property portfolio and deliver high-quality property management services to clients.
  • Assist in the overall block management
  • Key KPI Maintenance issues resolved within 24 hours on reporting.
  • Key KPI Always striving for a 100% occupancy rate.
  • Arrange inspections, re-lets, renewals, move-out and deposit returns.
  • Maintain and deliver excellent communication keeping all parties fully informed throughout the lettings and management process.
  • Ensure compliance of the whole portfolio by organising and instructing relevant certification and liaise with contractors to deliver a seamless and quality service
  • Maintain the properties in excellent working order, working closely with external contractors and our internal maintenance team to keep the properties in great condition
  • Undertake all work to meet the company’s core values of integrity and quality service.

Lettings Coordinator

  • Assist with the full lettings process from advertising through to referencing, contracting, deposits and move-in
  • Key KPI is lettings applications and move ins.
  • Arranging viewing
  • Key KPI acquiring new Lettings Business.
  • Liaise with key stakeholders/contractors
  • Source and buy products and services
  • Support the team where required to ensure the smooth running of the office at all times.

Other tasks and errands as required to achieve the business goals

Experience & Qualifications:

  • Previous experience in a lettings/ property portfolio manager role is essential.
  • Tenacity with a self-starter mindset and a drive to succeed.
  • Good time management skills are essential.
  • Proactive not reactive.
  • IT savvy, literate in Excel, Word, Power Point, Outlook and basic office software.
  • High productivity with a 'can do’ attitude.
  • Be always organised, possessing a strong eye for detail.
  • The ability to work under pressure whilst working to tight deadlines.
  • The ability to work as an individual and as part of team, always communicating and working alongside colleagues in a positive manner.
  • Boast strong communication skills, with an excellent phone manner and the ability to deal with clients face to face.
  • Full UK Driving License is essential.
  • Property mark qualification is preferred but not essential.
