The Role

Within a fast moving and competitive market, the Land & Partnerships Manager is responsible for the identification, appraisal and acquisition of development sites, working closely with the planning and technical teams to ensure maximum contribution is achieved from all land purchases.

Key Responsibilities:

  • The acquisition of suitable land for building is the lifeblood of the business. Historically, the company has specialised in strategic land promotion and acquisition but now wants to supplement this with increased immediate opportunities. Establishing and maintaining a high profile and good relationships with property contacts from local authorities, agents, landowners and other developers is a key aspect of the role, as is an imaginative and entrepreneurial mindset.
  • In line with budgets and forecasts, you will be responsible for assisting with / managing the acquisition of sites, leading the project through each step: identification, review and financial analysis to submit an offer, contract negotiation, purchase and planning management through to pre-start. This will involve close liaison with relevant internal teams and external partners, throughout the process.
  • You will monitor the company’s land database, including site registration, development plans and offers submitted, and ensure that land files are maintained in accordance with company policy and procedures. You will also be responsible for helping to or preparing board papers to update the Board and senior management team on potential and existing land acquisitions, ensuring that opportunities are brought to their attention in a timely manner.
  • It is important that you maintain a sound knowledge of all commercial, legal, planning and technical aspects relating to the acquisition and development of land and associated agreements. You will also need a thorough understanding of legal issues relating to contracts, joint ventures and partnerships.
  • In this role you will be working with Registered Providers, PRS and LA partners to identify and acquire land and secure development agreements for ‘Partnership’ projects.

Skills and Qualifications

  • Ideally qualified to degree standard in a relevant subject, e.g., Planning, Property Surveying, Technical Engineering, and/or with membership of professional institute.
  • Familiar with all aspects of land purchase, including sales, commercial, technical, design and legal.
  • Articulate, credible and calm under pressure.
  • Strong interpersonal skills, able to work as part of a team or in isolation and manage external working relationships.
  • Organised and self-motivated with a willingness to take ownership of projects.
  • Outstanding negotiating and influencing skills, and a confident and professional networker.
  • An innovative thinker with initiative and an entrepreneurial mindset, able to seek out and pursue potential development opportunities.
  • A highly efficient project manager with good problem-solving ability.
  • Computer literate.
  • Sound technical knowledge with good financial/commercial acumen.

  • Full UK driving licence required.
