The Role
Reporting to the Senior Technical Manager, the Technical Coordinator will oversee and control the detailed design process for residential development projects, from planning approval through to completion. Working closely with Design Consultants, statutory authorities, and internal departments, this role is central to ensuring projects meet regulatory standards, buildability requirements, and company specifications. The successful candidate will bring technical expertise, a proactive approach to problem-solving, and the ability to lead both internal and external teams.
Key Responsibilities
- Control the design process from post-planning approval to project completion, ensuring all designs align with Employer’s Requirements, Building Regulations, and NHBC Standards.
- Manage the appointment and oversight of Design Consultants, confirming that designs meet regulatory requirements and project specifications.
- Coordinate design inputs from external parties, including structural engineers, architects, and housing associations, to produce integrated and compliant designs.
- Review construction detailing and consultant/subcontractor designs for buildability, compliance with statutory guidelines, and adherence to company standards.
- Monitor NHBC Conditions to ensure timely registration and clearance with warranty providers, facilitating efficient project progression.
- Manage the process of registering street names with local authorities and obtaining full postal addresses, ensuring alignment with regulatory standards.
- Prepare and distribute the Pre-Construction Information Pack, ensuring that all project stakeholders have access to accurate design documentation.
- Create and maintain Health and Safety Files, Operating and Maintenance Manuals, and other necessary project documentation.
- Maintain an organised system for managing design files, version control, and document accessibility for the project team.
- Facilitate continual liaison with internal departments and site management to answer design-related questions and address issues promptly.
- Act as the primary technical point of contact for project teams, providing guidance on buildability, safety practices, and design improvements.
- Participate in project meetings, including Housing Association meetings, to communicate updates and resolve design or compliance issues.
- Review and approve supplier design information to verify compliance with company specifications and project standards.
- Ensure all design development aligns with health and safety best practices and complies with current legislation and company policies.
Skills and Qualifications
- HNC/HND/Degree in Construction, Architectural Technology, or a related field.
- Experience in residential construction or development, ideally with exposure to the private housing sector.
- Proven track record in managing the detailed design process for residential projects, with a solid grasp of construction detailing and compliance requirements.
- Strong understanding of Building Regulations, NHBC Standards, and statutory planning procedures.
- Knowledge of AutoCAD or other CAD software is beneficial to support minor design adjustments and technical drawings, as well as familiarity with key software like Microsoft Office.
- Demonstrated ability to lead and drive project teams, consultants, and external parties, with a positive and proactive approach to problem-solving.
- Effective communication and organisational skills to manage multiple projects and deadlines simultaneously.
