BLOCK PROPERTY MANAGER

We are delighted to be working with a Property Management company based in Watford who, due to new business wins, are looking for an experienced Property Manager to join their team and manage a new block portfolio

The role will involve the day-to-day running of a designated portfolio and liaising/taking instructionsfromLeaseholders and Homeowners

ResponsibilitiesInclude:

  • Preparationofservicechargebudgets.
  • Quarterlyreviewsandutilisingmethodstomaintainbudgetarycontrolfor service charges.
  • Workwithaccountsteamtoensureservicechargeaccountsareprepared,approved and distributed in a timely manner in line with statutory obligations.
  • Daytodaymaintenanceofthebuildingsandcommunalareas.
  • Reacttoandaddressmaintenancereportsreceived.
  • Liaisingwithcontractorsregardingreactivemaintenance.
  • Approvalofcontractor’sinvoices.
  • Respond to general enquiries from Freeholders, Leaseholders, Management Comaniesand,whereapplicable,Tenants,inatimelyandprofessionalmanner.
  • OrganiseandattendDirectorsMeetings,whereapplicable.
  • OrganiseandattendAnnualGeneralMeetings,whereapplicable.
  • Managingmajorworksprojectsandservingsection20notices.
  • Managingsitestaffsuchascleanersandmaintenanceetc.
  • EnsuringthatpropertiescomplywiththecurrentHealthandSafetyRegulations.
  • Regularsitevisitstoeachproperty.
  • Maintainingaccurateandup-to-daterecordsofallpropertiesandLeaseholders.
  • Providingexcellentcustomerservice.
  • Complywithindustrybeststandards.
