Responsibilities:

As a Building Services and Compliance Manager you will play a crucial role in overseeing maintenance, compliance, and operational efficiency across this business' national portfolio. Key responsibilities will include but not be limited to:

Building Services Management

  • Manage the operation, maintenance, and servicing of building systems, including HVAC, plumbing, electrical, fire safety, lifts, and security.
  • Develop and implement Planned Preventive Maintenance (PPM) programs to enhance system performance and minimise costs.

Compliance and Regulatory Oversight

  • Ensure all properties comply with UK regulations, including health and safety, fire safety, and environmental standards.
  • Conduct inspections, audits, and risk assessments, resolving non-compliance issues proactively.

Health and Safety Leadership

  • Develop and enforce health and safety policies across all sites, ensuring a safe environment for residents, staff, and visitors.
  • Act as the responsible person for health and safety, reporting risks and developing mitigation strategies.

Maintenance and Repairs

  • Lead a reactive maintenance team to address building issues and emergencies efficiently.
  • Oversee contractors and service providers for repair, refurbishment, and system upgrades.

Budget and Financial Management

  • Manage budgets for building services, ensuring cost efficiency while maintaining high standards.
  • Prepare financial reports and deliver cost-saving initiatives.

Vendor and Contractor Management

  • Select and manage external contractors, ensuring quality work and adherence to SLAs.
  • Negotiate contracts and oversee vendor performance.

Stakeholder Engagement

  • Build strong relationships with directors, on-site teams, and stakeholders, ensuring effective communication on compliance and maintenance issues.
  • Conduct monthly meetings to address resident concerns related to building services.

Documentation and Reporting

  • Maintain accurate records for compliance certifications, maintenance schedules, and inspections.
  • Provide regular updates to senior management, including reports on KPIs and compliance status.

The ideal candidate will possess:

  • A sound and proven background within building services, facilities management, or property compliance within the residential sector.
  • Deep technical understanding of building systems and maintenance.
  • Strong knowledge of UK building regulations, health and safety legislation, and building systems (e.g., fire systems, HVAC, lifts).
  • Proven experience managing national or multi-site residential properties, particularly in leasehold, block and estate, or BTR sectors.
  • Strong project management and analytical abilities.
  • Strong people management and vendor negotiation skills.
  • Willingness to travel nationally.
  • Proficiency in property management software.
  • Exceptional communication, organizational, and problem-solving skills.
