The Property Defect & Compliance Inspections Officer is responsible for conducting thorough inspections of the organization’s property portfolio to identify defects and compliance requirements. This role ensures adherence to Health & Safety (H&S) regulations, council licensing conditions, and other legal obligations. By detecting potential issues early and recommending both remedial and preventative maintenance solutions, the Officer provides critical support to the Head of Works and Compliance, helping maintain safe, compliant, and well-maintained properties

Skills:• Extensive understating of defect identification and remedial or preventive solutions.• Knowledge of PRS legislation• Proficient with Microsoft Word, Excel and email.• Familiarity with MRI Evolution software (or equivalent)• Effective communication and influencing skills at all organizational levels• Knowledge of council licensing requirements.• Ability to quickly grasp property-based software packages• Knowledge of MRI Evolution software• Understanding of Health & Safety regulations

Experience:• At least 3 years’ experience of property defect identification• Experience in the PRS preferable but not compulsory• Previous experience in property inspections and compliance

Principal Accountabilities:• Produce comprehensive site survey reports of void rental units, recording both internal and external conditions. Identify all necessary works required for re-letting, with an emphasis on defect recognition and maintenance planning.• Investigate reported maintenance concerns and defects, providing detailed feedback and schedules of work to the maintenance team. Collaborate with relevant parties to ensure suitable contractors are instructed and accurate works orders are issued.• Perform regular checks to confirm ongoing adherence to licensing requirements. Escalate any unresolved or high-risk issues to the Senior maintenance team.• Conduct routine inspections to assess the overall condition of properties, identifying early-stage defects and recommending preventative measures. Flag any critical issues promptly to safeguard tenant welfare and property standards• Assist with the out of hours emergency telephone line to ensure clients have 24/7 support and assistance, ensuring swift response to urgent maintenance or safety concerns.

Breadth of responsibility:The Compliance & Inspections Officer plays a crucial role in ensuring the organisation's properties meet all maintenance, safety, and regulatory, standards, directly impacting tenant satisfaction and the company's compliance with legal obligations. This position holds responsibility for conducting inspections, identifying defect and compliance issues, and making decisions on immediate maintenance needs or safety concerns. The role also requires escalating complex issues—such as major structural concerns, legal compliance failures, or high-risk H&S violations—to the Head of Works and Compliance for further action. The breadth of responsibility ensures both day-to-day operational efficiency and long-term risk management within the property portfolio

Critical Challenges/ Unique Knowledge & Skills: • Autonomy and Initiative: Ability to self-motivate, work independently, and make informed decisions during on-site inspections.• Time Management: Skilled at scheduling and prioritizing tasks in a fast-paced environment, ensuring efficient caseload progress.• Attention to Detail: Meticulous in identifying property defects and documenting compliance standards, while recognizing both short-term fixes and longer-term preventative measures.• Communication: Excellent interpersonal skills, capable of liaising with tenants, contractors, and local authorities to facilitate swift and effective resolution of issues.• Regulatory Acumen: Strong understanding of Health & Safety regulations, council licensing requirements, and other relevant legal obligations.

Education:• GCSE maths and English C+• Industry related qualification desirable but not compulsory
