Overview:

The Residential Conveyancer is responsible for managing the legal aspects of residential property transactions, including buying, selling, remortgaging, and transferring ownership of residential properties. This role requires expertise in property law, attention to detail, and the ability to guide clients through the conveyancing process while ensuring compliance with all legal and regulatory requirements.

Key Responsibilities:

Property Transactions Management:

  • Manage all aspects of residential property transactions, including the sale, purchase, and re-mortgage of residential properties.
  • Prepare and review legal documentation including contracts, deeds, and other necessary documents.
  • Liaise with clients, estate agents, mortgage brokers, and other legal professionals to facilitate smooth transactions.
  • Conduct property searches, review title deeds, and ensure that there are no legal obstacles preventing the transaction from proceeding.

Legal Advice and Guidance:

  • Provide clients with accurate legal advice on all aspects of property transactions.
  • Explain complex legal terms and processes in simple terms to clients.
  • Assist clients with understanding contract terms and resolving any disputes or issues that may arise during the transaction process.

Compliance and Risk Management:

  • Ensure compliance with all relevant laws, regulations, and industry standards, including the Law Society's Conveyancing Quality Scheme (CQS).
  • Maintain up-to-date knowledge of relevant legislation and best practices in residential conveyancing.
  • Identify and resolve potential legal risks and escalate issues as necessary.

Document Management and Filing:

  • Draft, review, and finalise legal documents related to property transactions.
  • Manage the safe and efficient storage of all documentation associated with the transaction.
  • Maintain accurate and up-to-date records in the case management system.

Client Communication and Support:

  • Provide clear, timely, and professional communication to clients throughout the process.
  • Keep clients informed about the progress of their transactions and any issues or delays that may arise.
  • Build and maintain strong relationships with clients to ensure client satisfaction and repeat business.

Team Collaboration and Reporting:

  • Work closely with colleagues, including paralegals and administrative staff, to ensure a smooth workflow.
  • Attend regular team meetings to discuss cases and share updates.
  • Report directly to senior management or the head of conveyancing regarding caseload progress and any issues.

Licence/Certification:

  • Qualified Solicitor, Legal Executive (CILEx), or Licensed Conveyancer (or equivalent legal qualification).
  • Good knowledge of property law, conveyancing procedures, and relevant legislation.

Skills:

  • Strong organizational and time-management skills.
  • Excellent communication skills, both written and verbal.
  • Ability to manage multiple cases simultaneously and prioritise workload.
  • High attention to detail and accuracy.
  • Client-focused approach with excellent interpersonal skills.

Technical Skills:

  • Proficiency with case management systems, document management software, and Microsoft Office Suite.
  • Familiarity with e-conveyancing platforms and digital signatures.

Desirable Skills and Experience:

Specialist Knowledge:

  • Experience in handling complex residential transactions such as shared ownership, leasehold properties, and new-build properties.

Additional Qualifications:

  • Membership of the Law Society's Conveyancing Quality Scheme (CQS) or similar professional certifications preferred
  • Up to date Practicing Certificate or otherwise professional qualifications up to date.
