We are seeking a Property Manager to join a highly reputable company in the Southend area to manage a portfolio of residential properties on behalf of landlords. The role will involve ensuring that all properties are managed efficiently, effectively, and in accordance with relevant regulations. The ideal candidate will have experience in property management, excellent communication and organisational skills, and a strong knowledge of the rental market.

Key Responsibilities:

Portfolio Management: Manage a portfolio of residential properties, ensuring efficient and effective property management.Address queries and issues promptly and professionally, maintaining strong communication with landlords and tenants.

Property Maintenance:Conduct regular property inspections to ensure compliance with regulations and proper maintenance.Coordinate repairs and maintenance, ensuring high-quality work within agreed budgets and timelines.Ensure compliance with relevant regulations, such as gas, electrical safety & EPC.Addressing tenant complaints, completing repairs where necessary and agreed.

Tenancy Management:Manage tenancy renewals and terminations, including necessary paperwork and communication with landlords and tenants.Oversee the rental collection process, ensuring timely payments and effective arrears management.Address rent queries and handle deposit protection and refund processes.

FinancialManagement:Maintain accurate accounting and financial records for the property.Raise invoices for monies due and handle rent collection and arrears management.Manage property finances, including tax and levy payments.

Compliance and DocumentationStay up to date with legislation and industry trends, ensuring compliance and proper documentation.Provide regular reports on portfolio performance, including rental income, expenses, arrears, and maintenance costs.

Tenant and Landlord Relationships:Build strong relationships with landlords and tenants, ensuring high customer satisfaction and retention.

Administrative Tasks:Handle general administrative duties related to property management.

New Tenancies:Manage new tenancies, including paperwork, screenings, and move-ins.

Evictions and Occupancy Rules:Manage eviction processes and enforce occupancy rules when necessary.

Property Status Reports:Prepare regular reports on property status for relevant stakeholders.

Contract Renewals and Rent Increase Negotiations:Coordinate contract renewals and negotiate rent increases when applicable.

Key Requirements:

Previous experience in property management, preferably in the residential rental market.Excellent communication and organizational skills, with the ability to manage a large portfolio of properties and liaise effectively with landlords and tenants.Strong knowledge of relevant legislation and regulations, including gas safety and electrical safety regulations, and the ability to ensure compliance.Ability to manage repairs and maintenance effectively, including coordinating with contractors and ensuring that work is completed to a high standard.Strong analytical skills, with the ability to analyse financial and performance data and provide insights to senior management.Proficient in the use of relevant technology and software, including property management software and Microsoft Office.Ability to work effectively within a team and independentlyProactive problem-solving skillsFull UK driving license.

Salary on offer

£24,000 - £27,000 depending on experience
