Are you a leader in pre-construction management with a passion for quality and innovation? We're seeking a Pre-Construction Design Manager to join an ever-growing social housing organisation based in Sunderland.

The Pre-construction design manager will lead the Investment Building Surveyors and oversee pre-contract activities, from validation to technical evaluation, CDM compliance, and project specifications.

The Pre-Construction Design Manager will also ensure that the projects are prepared for seamless handover to the Delivery Team and support the Department's ongoing efforts in maintaining high-quality standards and effective frameworks.

Key Responsibilities of the Pre-Construction Design Manager:

  • Lead and supervise resources to meet Investment Plan milestones, ensuring readiness for on-site works
  • Oversee the validation, design, and technical requirements for Investment Plan projects, producing detailed scopes and specifications
  • Work closely with the Delivery Team and external Principal Designers to ensure all CDM and regulatory standards are met
  • Prepare and manage all necessary pre-construction documents, ensuring adherence to Building Regulations, Health & Safety, and other statutory obligations
  • Collaborate with the procurement team to create specifications, pricing documents, and assess tender submissions
  • Drive continuous improvement and professional development within your team, championing high standards across all activities

The Pre-Construction Design Manager will have:

  • A recognized qualification in a property-related field; knowledge of pre-contract and CDM requirements essential
  • Demonstrated background in building surveying, construction, or a similar field
  • Experience in large-scale investment projects, team management, and tender documentation
  • Proficient with Microsoft 365 and AutoCAD or similar design software, and a proactive, collaborative approach
  • Full UK driving license and DBS certification required
